also for safety having a back door is essential in case of fire etc. Make sure the door is an exterior grade one to keep "night visitors" out. I've seen laundries housed in cabinets...the firsts suggestion sounds nice but i haven't seen your floor plan layout. is that double laundry sink your bathroom vanity as well? maybe get the washer hardware happening inside (and preferably an under bench model for more bench space and an integrated look), and choose a farmhouse design sink. choose all white and grey tones. best of luck.

having the bathroom next to a bedroom suggests an extra door to create a full guest "suite" which also makes the house more appealing for two singles sharing while still providing an everyday toilet accessed through the laundry...there should be no need to move the windows or toilet position although the central wall has been replaced with a stud wall with cavity sliding door off set to screen the toilet from view through the open laundry door..the bathroom includes a generous 1500 x 900 shower or shower over small tub and a 1000 wide vanity (for guest towels, linen, toilet rolls etc) and (subject to accurate window size and shape) superimposing a decorative mirror or blinds in front of the window adds privacy ...the laundry has space for a stacked washer and dryer, single drop in tub over Lshaped cabinet (about 1700 x 1100) with open space under the corner for a tall laundry basket and cat litter nook below open shelf or drawers (for laundry and cat supplies) ...there's room for two separate tall storage cabinets for vacuum and/or narrow open voids for broom and freestanding ironing board etc and the plan shows a position for either a fold down or freestanding ironing board with dotted lines showing wall cabinets or open shelves overhead hanging racks above the sink and ironing board for hanging clothes for drip drying and before and after ironing

Hi James, I've got two configurations for you: The first thing to say is YOU NEED an air lock between bathroom and kitchen. Doing anything to this weight supporting wall between kitchen and this room is ok with engineering and steel! Plan A would work if the loo is in that exact place and hopefully the two doors will stop the dining/loo conversations. I think I prefer Plan B. Yes it is a shower only but a 1200 x 900 and this plan has hinge doors which are cheaper, although for the kitchen/laundry you could use a CSD. They are out of the way when you want it open. I like that both plans have heaps of storage options: I would suggest a dirty linen basket under trough (which could double as another vanity) No way the kids can miss putting the dead sox in the right place! Under bench washing machine frees the bench for sorting, folding, cat bed! under the bench can be dog bed, gardening stuff, sports equipment, etc, Then over head cupboards maybe 400 deep and 2100 long from 1400 above floor to ceiling (don't know what that is) with a rail under it to finish drying or airing clothes. The cupboard in either plan can be for linen, Chrissy tree, Hide and seek children, pantry or all of the above! And of course the vanity can have drawers/doors below bench.In plan B you could put a mirrored shaving cabinet into the wall, or Plan A would need to be proud of the wall because of the cavity sliding door. I would love to see you use clear glass in both windows as the outlook onto the garden becomes the feature and of course the laundry can have a full length view. Hi Gabi, Interesting little place with heaps of potential of being the forever fun house for your family! First question: where are you and is the home slab, brick veneer, aluminum windows or something different? If it is stumps then there are more options with moving plumbing etc which could be a definite advantage. I see the back is north? This will mean with the alfresco across the rear you will have NO sun into the house. If your in FNQ that is fine but if your south of about Sydney it is really great to have winter sun into the home for FREE heating in line with best practice passive solar design. So with that in mind to the plan: With the one long room thru the middle of the house and doors off each corner of the room, first thing to do is scribble a meter wide for where you will walk and see what is left for furniture. IE the front door does leave a good U shape in lounge for furniture. Then bedrooms to the left with a lost corner. The dining table one walks around: ok. But then the kit and sitting area we need to get past and to be able to get back to the left and into master. IMHO the laundry, pantry (need to be separate rooms) and need to be as narrow as possible to make the middle room workable. But I believe there is a better solution. My forte' is playing with plans till we get them right for you and this is no exception!
