I have just cleared out an area under the house - a small room at the back of the garage that connects to the laundry/come storage room on the other side - a bit hard to explain the layout, but it works perfectly now as a second office/study area that I am using to gather and sort literature for further study. It has a large filing cabinet, desk, sorting table and lots of shelving for pre-sorting piles of literature which I have accumulated so effortlessly over the years! It comes with window views out to the garden and lovely water glimpses (if I open the garage door) and is lovely and cool in summer. While it is well organised and tidy, I have deliberately left it fairly rustic (read 'man cave' like) as I don't want to feel like I need to be 'cleaning and tidying' while I am there. I have a stack of classical and choral music that I play while down there ... in between listening to the cricket in summer, of course! Some great names in here re what to call it .... perhaps my 'She Nook' or 'the Reading Room'

I have some more photos if needed. The space is used very badly in my opinion, and the spaces are quite small. We think we might brick in the windows to the floor, and have a window on the upper section only as we are rendering the outside of the house so this 'should' work and give us some more space. We have just had blackbutt vinyl planks laid through the rest of the house, and charcoal carpet in the bedrooms. We both like a more minimal style and would like to take the idea of the charcoal through to the bathroom but in a much lighter tone than our carpets. Definitely want to keep a bath in the main bathroom - I love my baths!!! Both bathrooms only have a shower space of 1m x 1m at most and we would like that bigger. Ideally I'd love to work out how to fit a larger vanity in the ENsuite - and we also think we can change the sliding door to a solid door that slides into the wall cavity to give us that space back. Does that all help? SOrry if I've uploaded badly with all the different posts!!!

I would think / hope that on the top edge of the flashing there is a return lip sunk back into the wall at a 90 degree angle that is embedded with a polyurethane sealant that would permanently negate the problem of any water ingress , as far as the look goes finish wise and aesthetically of the gable meeting the wall , for me anyway , I would have run blueboard (7.5 mm thick) in a straight line across the wall from where the fc sheet starts on the left side and when it meets the roof on the right side it would then overlap the flashing and follow the rake of the roof line upward , the render on the blockwork would be done after the blueboard install so it would finish flush with it , where they meet is a just a subtle express joint to allow for expansion and contraction of the 2 different materials abutting each other ..... my 2 cents worth ..
