Hi everyone. My 3 bed 1 bath home has a very strange layout, but the entry and living area is always getting on my nerves. Which of these two layouts do you prefer? I want to open up the wall to the dining area for starters, as the house feels very closed off currently. It's not structural. I won't remove the entire wall out of preference. Also the ceiling and wall heights are incorrect in the renderings currently.
Layout 1: I like the extra space I can utilise as a study or similar, but it means walking past the master bedroom to get to/from the front door which I'm not the biggest fan of for privacy and the dirt from foot traffic etc. The current layout is set up this way but I don't have the short wall in the 'hallway' currently, nor the study area. It's just a random open space. The previous owners set it up as a formal dining area, but that was infuriating to walk through as it's so tiny.
Layout 2: A lot more privacy to the master bedroom, but I lose the extra space for a study/general area and there's a chance you will catch a glimpse of the kitchen upon entry, depending on the size of the opening in the dining room wall.
Which layout would you prefer to live with? Or do you have other suggestions? I feel like I already considered every other option and didn't like any. I plan on moving out in approx. 5 years, but the typical buyers here are a couple with 2 young kids.
