Renovating Design Dilemma

How would you redesign this layout? 3 bedder 2 bathroom

We’re looking to reconfigure this home, and would love some advice. At the moment it’s shown as 4 bedrooms, but I think I need to make it 3 bedrooms for the living areas to be a decent size. I actually think bedroom 4 was the dining, theyve just labelled this home as a 4 bedder.

We need an additional bathroom (the current one needs to be replaced and is super tiny), the kitchen also has to be redone so we’re open to moving it to make better use of the space.

Im not sure how best to tackle the external bathroom and laundry. Ideally bring it in internal and for lighting purposes but its such a small area and awkward space.

Can you post a pic of the roof so we can see where the original external walls are?

yep, heres another version of the layout with the roof. the side walk on the north side is actually quite narrow and the looks straight at the neighbours wall (no fence) so i’ll probably need to put in some skylights somewhere out the back living areas.

It's about priorities on function. You can't have your cake and eat it so to speak, but you can clean it up and get rid of the awkward angles. Comes down to what's more or less important. Here's an option that gives you back the bedroom but requires a more traditional bathroom + separate powder set-up. Ultimately you know how you'd like it to function and so the solution needs to come from clarification in that regard. Hope this helps Cheers PD

Yes thank you for your thoughts. the room is 2.8 (with window) vs 3.4m. I do find it a bit annoying too as I don't like that you open the door and see straight away into the shower (though I'm certain the door would have a lock). I'm sure they lined the bath up to be with the window as visually that looks better, but then I find the space at the end annoying. I like the alternative drawings (I like three of them lots!) and I had been considering an drop in bath built wall to wall rather than a freestanding but also finding it frustrating to find a really nice supportive bath and there are less drop in baths than freestanding around at the moment which is a bit annoying. Thanks Anna for the picture, that helps as that looks good (though we would have more space at either end, 50cm) and I prefer the look of yours with some space but not as cavenous... I think I might have to have a talk with my husband as we really need to work out what to do!!

I don’t think that you achieving your goals of a smart use of spaces. If designing for wheelchair access, the bathrooms are not big enough. There is a very good standard on space requirement for wheelchairs. it is gold level of https://dfat.gov.au/about-us/publications/Documents/accessibility-design-guide.pdf Are you working with an architect? Wheelchair access is tricking as one has to think in navigating in a full circle spin. Doorways need to be 900-1000. Bathrooms need to be wet rooms rather than the conventional. There are some great architects in the Wide Bay Area, who will design function over form and at a manageable cost. It may be worthwhile investigating.

Tiny bathrooms are the hardest to design and get right. Your zig-zag wall between the two new bathrooms is going to make them both feel too pokey and small. Check the dimensions of your vanity as it looks too small, best to source what you would like to use, and draw it in to scale. Think about sightlines and resale without a bath. Consider how impractical outward opening doors are to rooms, especially if they affect circulation. Think outside the square and consider a diagonal dividing wall between the two, which will help make both spaces seem bigger. Having two tiny bathrooms that feel claustrophic and are tiny to use won't be worth spending the money on. Depending on the type of construction and what is below the floor you could easily spend $30 or much more on this project. The only way to design a tiny bathroom is to draw up the plan and elevations at a large 1:20 scale to ensure that everything fits. It is a tough one to solve nicely, so I would engage a professional designer to create a solution that will add value to your home. Your current proposal could possibly devalue it. Ah gotcha. Though it doesn’t look quite right to me as if you look from the back the laundry and external toilet has a different height roof

You could make bed 3 into 2 bathrooms. Currently bathroom becomes laundry. Open living up more to dining - was that andoriginal exterior wall? Sun room becomes study?

my suggestions has a new kitchen, two bathrooms plus laundry powder room with internal access, three bedrooms plus extra lounge and/or bed 4 and a back verandah

Your floorplan shows fireplaces in Bed 4 and living, are they both still working.
