Interesting idea Jen, the only issue with switching the lounge and dining is I'm not sure how the lounge would fit. Also, that current dining area is kind of a high traffic area as the stairs from the split level entry are there and it's also so close to the kitchen, so I'd rather the 'relaxing' area be away from that. Luckily there are also blinds so hopefully glare won't be an issue! Indigo2912 - we originally thought something similar but then fell in love with this dining table we've bought. Polished concrete and dark wood! Will lay it out how I've sketched above and post pics this weekend!

Hi jtoot222 Assuming you enter at the short side I would lay the tiles along the 7340 wall at both end tiles 420mm and all others 500 mm. The other direction you start at both sides with 557 mm tiles and then 4 rows of 1m. That way the cut tiles have a good size and the room will appear more square. BUT, there are 2 aspects I would take into consideration when designing the layout: 1. where is your furniture (an area where you can fudge (hide small cut tiles) IF you have several entries and are particular about starting at the entry with a full tile. This is only advisable if you are sure the cut edge is permanently hidden from view! AND 2. the main entry / vista into the room. If it's NOT along the short wall, i.e. you don't mainly look into the longer depth of your room, then you might prefer laying the tiles in the other direction. (670 , 6 x 1000, 670 along long wall & 257, 9 x 500, 257 along short wall). I personally prefer to look at tiles perpendicular/ cross-ways, which by the way, might be the reason why the next 'houzzer' doesn't like his tiles in the long hallway. They enhance the length. If you are unsure send me a floor plan with furniture lay out, glad to advise.

Hi Jane, I didn't think the Study was a bedroom that's why I suggested changing it to the laundry. He would have a bigger bedroom using Bed 4 The deck at the front was a great idea another place to sit.as the house is already quite pretty The garage is as you say ridiculously narrow and I consider having a driveway with a garage at the end a waste of space anyway. The one good thing is that it is on the boundary, I think so gives you maximum space. are you able to bring a carport forward towards the street, just add that to your plan. Your neighbors aren't likely to complain about anything there as it's also on their blind side. Is the garage under the same roof as the old extension? Who uses the other 3 bedrooms as there's only 3 kids, would you agree to move the bathroom back into bedroom 4 and keep the powder room and linen cupboard where I lastly placed the family bath? Sorry but I'am trying get rid of "The toilet block" across the end of the courtyard. Or would you consider adding the laundry into the garage along with your WIR and possible study.

Don’t cut the curtains. There is space to rehang the rod higher. Still leaving them brushing the floor but for the price of a bracket you’ll fix the length problem. Just realised you’re renting. I’d wash the current curtains, you may find that they shrink up a bit and will be fine.
