Hi again CLP. I don't call myself a "Pro" but I do have my own company purchasing, renovating and selling or renting properties as well as designing for other clients. I have an architect and builder whom I have worked with for years and we pretty much have a lot of things down pat by now. I also don't like to be a naysayer on other peoples work, but with Two's Company's ideas just be aware, and picture in your head, that you will have to keep the door to the WIR permanently closed. That, or be looking into your wardrobe all the time. Also, there is no door to close from the WIR/bedroom. Again, you'll be looking into your wardrobe all the time and if someone is in there with the lights on while another is trying to sleep????? Nope. The other way also allows for someone to walk between the ensuite and WIR without disturbing the person in bed. It may be fine for you now, but what happens if one of you takes on night shift, or one of you has a baby to get up to in the night, or one on you is sick all night and the other has to work the next day?????? You also lose valuable wall space for shelves or drawers with that design (3 walls) Swinging doors need space to open out and with the placement of the door to the ensuite, the wall behind one of them becomes unusable unless you walk in, close the door, then go into the ensuite. Cavity sliders give you clean wall space for freestanding cabinets and you can suspend rods from roof rafters for your shelves with hanging rails on them instead of fixing to wall studs. The comment about not looking at the side of the bed is valid, however if the 'suite' door is moved down as I suggested, the bed, and bedroom, will only be seen by someone standing directly in that alcove/hall area and facing the room! We all have different ways of living and seeing a design on paper can look really good...........but you need to see it in your head. Picture yourself living in and using the space. If need be, set up boxes to something approximating the design and actually walk through it. Good luck!

"I didn't find that when we removed part of a rear wall wider than yours and then the sloping roof of metal or glass and large sliding doors will make great use of that wasted space and as mention much needed light back into the kitchen cheers" I didn't consider the sloped roof minimising structural impacts. I will get my builder to look into it as that will make use of that useless garden space, also integrating the outdoor living with indoors with nice stacker doors. The idea of moving WIR to bedroom 2 will surely make the Master an amazing room, however, I feel like we need to retain the upstairs retreat for energy savings. My thoughts are in the cold winter months, we spend time in the upstairs lounge (as heat rises) and in summer months, living rooms downstairs are used.

always good to please your husband and you'll have a better chance of achieving a good result together....cost will depend too much on the reality of the site to guestimate...we always begin by consulting a builder to check the existing building to see what's possible structurally, check with Council to see what's legal and then you'll need formal plans drawn up so you can collect quotes but i'd be inclined to ask about the whole project as you may have a better chance of attracting an experienced custom builder for a bigger job than just the small extension (even if you negotiate to have the work done in stages ...best of luck

Hi Julie, My best advise to you would be to find a registered Interior Designer in your area, and have them survey the room & obtain a thorough brief (ask the important questions like do you have enough storage, do you need more bench space for hair/makeup in the morning!), check the existing plumbing locations in case they can be reused (which will save you a heap), at least a sketch plan drawn up with a selection of key finishes (floor tile, wall tile, vanity carcass & benchtop finishes), 1-2 moodboard images to communicate the style you are after. They should also be able to give you an itemised estimate for fixtures costs. With all this you should have enough info to approach a builder to establish a ballpark budget, and add a contingency for unforeseen & un-thought-of items, and discuss at this stage where you may need to pull back on your wish list if it's come in more than you were hoping. The builder can at this stage give you & your designer some very valuable construction advise re the niches, cisterns etc. If you're happy to proceed, you'll still need to then engage the designer afterwards to make any revisions, nut out the necessary details, finalise finishes, select all your fixtures & draw up construction plans, and then you can obtain a fixed quote from your builder.
