Comments (40)before i draw your latest sketch here's another version "already prepared earlier" that might be worth considering (btw i strongly advise that you consult local council before we assume that re-building on the boundary is legal as building on the boundary creates major problem for any roof and proper drainage)... you will notice i've added extra separation between the kitchen and toilets and there's space for a tall narrow window into the courtyard from the bathroom (although any window in the pantry would be best as a narrow splash back with external shutters for a view to the courtyard without hot western sun) and your kitchen servery window photo is idealand this is the closest photo i could find for the north window and here is a suggestion for the new roof that would echo the roof of the main house and include the north facing clerestory window and raked ceiling..the 3d "view" is a very rough approximation of the north facing window over the kitchen but angles of the new roof, ceiling height and number of steps down to the extension will be subject to careful on site measurement...See MoreFeedback on 'simple', rural eco house floor plan, with views.
Comments (10)Hi and thanks for your feedback. The rear building might now move further around to the north of the !7 acre rural block (2+ hours from Melbourne), where there is a flatter patch. We are now hoping to make it 2 story, with the storage shed below and living above. That way the huge views to the south and east can be seen over the top of the house. The idea is to build the shed (with studio accom) hopefully at the end of 2020, as a place to stay while the house building starts towards the end of 2021, when we will have the funds, fingers crossed. The width of the building area is only about 30 metres before it dips away a bit steeply to the east and west. We hope to avoid too much excavating for a slab (for thermal mass) but may need to consider stumps if the slab is far more costly. Looking at Carbonlite floor system as a reluctant alternative... A local architect has done the initial design to maximise the views and northern sun. We think the slight kink in the middle will add complexity to the roof so the kink can go. It is a big 'entry' which might need to go to cut costs but we do want an 'air lock' entry... The hallway along the bedrooms is intended to warm up in winter, ideally trombe wall style. We hope to keep the house to about 150 sq meters- we don't need bigger. The council has indicated where the dispersal field for the septic tank needs to go... We love the reverse brick veneer principle. The architect has been fairly open to our ideas but says the budget will be tight at approx $3,500 per sq meter. How does an internal masonry spine work? Comments (1)Volume builders are cheaper on standard builds as they are doing repeatable work that is optimised for cost and requires less supervision. This is why they make you pay dearly for variations. They need work with you on new design, redo engineering and drafting, ensure staff follow plans etc. it all adds up. But you may find another smaller builder cheaper that operates with less overheads than a big company. Comments (22)As you have North at the rear I thought that it could be better to swap the garage? The following floorplan giving more ideas, this floorplan can easily be flipped. I have added a 1m robe to the Living room just incase you decide to add a sofa bed for times when you have extra guests. The master has been flipped to push it further to the front of the house and next to the living room, beds 2 and 3 share a stepped in doorway. The bathroom has been designed to have the WC with a vanity to double as a powder room with a second vanity next to the bath plus a separate shower room, this is not unlike my own. The study opens to the family room so that any children doing computer work can be observed, The Lounge dining can be swapped if wanted. The kitchen has a 3m x900 island with food and appliance storage next to the fridge. The utility room can have a long bench or be divided into both pantries and bench with narrow shelves opposite, a glass door will add light and give access to a BBQ area, plus you could have a long highlight window in the pantry or a glass window splash back for morning light...See More- 7 months ago
