Hi, I need help with my floorplan layout/design.
Just looking for some ideas about our floor plan. We’re planning to convert the current bathroom into an ensuite and turn the existing laundry and toilet into the main bathroom. Now we’re trying to figure out where to put a European laundry cabinet — the only possible spot so far seems to be in the retreat, but that would mean losing that space. We’re also considering relocating the kitchen, which is currently in the middle of the house and makes the living areas feel smaller. We’re open to moving a few internal walls if needed, and possibly adding verandas or extending the living areas.
Summary, where to relocate the:
1) Euro laundry
2) Kitchen
3) a possible 4th bedroom?

Comments (10)Hi Sophie, I immediately agree with the suggestion to remove the angled/chamfered wall to the bedroom entry and create a small lobby, although a good alternative is to consider a straight-run stair and adding a corridor wall to create a 'private' zone - then toilet can stay where it is, tucked in under stair, and privacy (and acoustic/smell separation to the toilet) is created for living and master bedroom. This might mean widening the kitchen room by 100mm or so (noting some reductions mentioned below) and mirroring the bathroom/rumpus arrangement upstairs - it does create a bit more circulation but adds a lovely sense of space when don't have your main circulation through the middle of a room. The laundry pantry is not the usual arrangement - and the distance needed to travel to the linen cupboard is excessive. I would definitely flip the arrangement of laundry /pantry and try to turn the linen into some kind of study nook off the new corridor - and get rid of the tiny desk near the front door!! Imagine that lovely living space with light coming in from the porch which is facing north. That brings up the final comment that north is where the garage is and the main kitchen is therefore south-east facing, this is fine for morning but it is darker for the afternoons. This is a bit harder to change, but the kitchen could be reworked to turn through 90 degrees to face the garden but extend across to the west facade to allow afternoon light in. The nook could be deleted (which blocks afternoon light to deck) and the deck could extend or wrap around the corner for afternoon light. A little corner of deck in the afternoon sun you would never regret! Your draftie designer would need to look at this in detail as the west external wall would might need to shift inwards and south widen into garden, but if afternoon light is important to you then I would encourage you to consider this change too....See MoreLayout/Floorplan Design Help Please
Comments (18)Hiya oklouise Ok will try and answer all of your questions....our block is not flat, our house is built into the slope so the back half of downstairs and underground which is why those stairs need to provide natural light to filter through. The stairs currently do. Or exist but we were thinking when you walk in left would come up and right down. so if you drive in the garage you need to come up a total of about 13 steps to get to the living areas OK? the pool and entertaining area is on same level as upstairs. Laundry is best upstairs as this is on same level as where clothesline is and all I need upstairs is toilet/powder room. Brick house, plasterboard walls, tin roof. Comments (56)Oh wow you have been busy! It's funny, I was at my Mum's today and we were discussing your plans. We decided the bunk room was a bit small and she suggested moving it back like you have done. Agree the fireplace will be be better on the western wall, with flow from the kitchen to the backyard with large doors. I'm torn about whether the changes to make the mudroom bigger are changing too much what I loved about the previous iteration, i.e. the void and the toilet placement. Although my hubbie wasn't sure about the toilet where it was previously as he was worried sound would carry into the lounge I never thought of that to be honest and really liked how it entered from under the stairs ♀️ No views to the south so no need for the window seat, would prefer the void I think and no need for bath downstairs. Which version do you think works better? Perhaps the mudroom was big enough? I did like the extra room off it for storage etc Thanks so much for the renders, I'm a bit concerned that it now doesn't look like my original picture. I'm really trying to keep the look as American as possible with the pitch of the veranda and the pitch of the roof. This style has been my dream and is really so much a part of my vision. I don't want something that looks similar to other houses. Sorry if this seems silly. My builder did mention about the gas bottles and how they need to see their truck. 7 months agoUsing some hotel & apartment design elements might be able to achieve something like this. Check the scale of everything this drawing might be a bit off.
7 months agolast modified: 7 months agomy suggestions includes an ens, bathroom and separate laundry and allows for the living room to l to be divided from the entry if you need a 4th bedroom and/or separate lounge although a sofa bed could suffice for occasional overnight guests without the dividing wall but extra details of the dimensions of the existing bathroom and laundry may suggest alternative options for the bathrooms and laundry
and all the stairs implies a sloping site and potential high foundations and/or space underneath the house or alfresco...is there enough headroom anywhere downstairs or at the rear of the garage for a laundry and/or pool house and what are the walls floor and roof built out of and a Google Earth view of the roof and external photos would also help ?
