the dimensions are inconsistent as plans show big living room window on right of front door and photo shows the big living room window on left of front door...which is correct?? and what are dimensions for the laundry, bathroom and toilet? where is north and please share a site plan showing direction of north, width and length of the block and distance of house from all boundaries... what is the building in the backyard seen from the kitchen and do you want the garage to be attached to the house and some more photos including rear deck space would also help

Wow thank you for your enthusiasm! The photo is a little deceptive. The lounge area window is barely visible and consistent with the plans it is to the right of the front door as you stand facing the house. I don’t have the dimensions of the toilet but together with the bathroom it is 2.6 x 2.6. The laundry is 2.6 x 3.6. The rear of the house faces north. The house is situated at the front of the block with a 4m informal driveway down the laundry side and vacant flat backyard (it is neighbours shed you can see through the window) of approx 13m wide x 14m deep. Minimal distance to the house on the other side. Currently a small deck across rear of the house. The garage will be a shed and ideally away from the house. Cheers

despite discrepancies in some measurements that will need double checking my suggestions include a new kitchen and steals space off the laundry to enlarge the sitting room to allow for a dining table and wide glass sliding doors to the deck...bathrooms can stay basically the same with changes to some doorways to improve privacy and circulation

Hello Kay, I do not like the kitchen in the center of the house: very inconvenient if you burn the toast! Also the bedrooms at under 3m are really tine and hard to furnish. apart from having a toilet opening off the kitchen is not to code: there should be an air lock between. So there are plenty of things to fix with this layout and potential plus too. It looks to me as tho the exterior maybe asbestos to be removed and replaced with weatherboards too? Expensive but the roof looks great. North to the rear is ideal and a garage sitting beside the house on the laundry side would be good to block the hot afternoon sun that way. Bedrooms on the east is ideal too if they have windows to enjoy it. It is hard to know what your priorities are for the layout and which way to suggest you go with it. Maybe replace laundry with kitchen and open the center of the house all the way through for sitting/dining/family space. Laundry can go at end of garage as a separate room I mean not in the garage. then it could be wide enough with indoor drying and mud put down section too. Store room could take up the end of the room for linen and all the 1,000 other things we keep too.
