Looks pretty perfect. I would add a sliding door to the rear bedroom hall for privacy and a door in the main hall to separate noise separation to bedroom and lounge from the family /kitchen area

With the laundry on the street side are you planning on having the clothes line exposed to the street.?

Yes, looks like we don’t really have another option at this stage. Street side it is.

Repeating some earlier comments. Keeping the sliding door, instead of a door and wall, in the laundry leaves an awkward small gap between the machine/cabinetry and the glass of the door. As above if the laundry is facing the street you may appreciate the privacy and security of being able to have a proper door. And have the cabinetry/bench run to the wall without a gap. I’m also not sure you’ve resolved the ensuite mirror issue

I would assume there would be a normal 1800mm high fence along the street side (top of this previous plan) either built by the developers or yourself. This will hide the clothesline. This is a previous version showing boundaries.

Congratulations on this final plan, and especially taking very solid advice and plan suggestions from HOUZZ contributors. Looks good. Agree with others regarding sliding doors for noise control and privacy.

Do you know what material you’re using for your island? It’s a beautiful big island and may require a join which you need to be prepared for.

Hi @bigreader, The material is The kitchen island bencht 40 mm Vitrified Compact Surface (VCS), 1000 mm deep. what does this mean? could you please clarify? "may require a join which you need to be prepared for."

VCS surfaces are a replacement for products that contain silica. They can be custom made depending on the supplier but will generally come in a slab size. If the max slab size for your product is smaller than your bench you’ll need a join or a custom fabrication. Both may have cost implications and some people don’t like joins although good installers will make them barely visible.

For instance, your island bench is 3690mm in length. The bench top slab may only come in 3000mm lengths. So therefore a join will be required.
If this is the case ensure they are very good tradesman.

My bench top is island bench 3700mm long. Therefore when installed almost 11 years ago, the caesarstone bench top needed a join. I had very good tradesman and you still can not see the join, unless you have the correct light, after all these years.

Thanks, that makes sense now—I understand the join situation much better. We’ll definitely check this with our builder. We’re also thinking of reducing the island to 3 meters (instead of 3.5+) to create more circulation space through the center. What do you think—would that be a better balance? @dreamer

We’re working on our floor plan and noticed a few comments online saying it’s a dealbreaker to have the master bedroom next to the garage. What’s your take on this? Is it really that big of an issue, for noise, resale, or general livability? Curious to hear what others think or if anyone here has lived with that layout.

What issues are being raised? How often will you have vehicles entering/exiting? Any shifts workers? My car goes into the garage after work and all is quiet. I would get some extra insulation to help with noise from any workshop type activities but they’d be done during the day. In reality there would be very little cross over of activities in the garage and those in Tyne bedroom.

@bigreader Thanks for your input, really appreciate it. We’re not shift workers, so garage use at odd hours won’t be an issue for us. The part that got us a bit worried was a strong comment on Reddit about how having the master next to the garage could affect resale. That’s the only reason we’re second-guessing things now. We’ll probably add some insulation either way, but just trying to weigh all this up before locking things in.

You need to weigh up one reddit opinion against the 100s of display homes and 1000s of project homes built with similar floor plans. In a perfect world it may be better away but you needed to work the best orientation for your block and the position of the crossover. There’s very little gnats perfect in the world. After many years of stalking Rea estate etc I wouldn’t say it’s an issue that has ever come up.

Sai D, of course a garage would be better away from the bedrooms or house. But you build the best on the land that you have bought. Good orientation, airflow, and especially sound proofing. If these items have been built to the best specifications, then that is all you need to worry about. When we built our home, our main bedroom backs onto the laundry area. My sister said,”you will hear the washing machine while it is on at night time”. But, it is my home and double brick, and I have never done the washing during the night. So therefore I dismissed her comment from my mind. And I’m glad I did, because our home layout is perfect for our family. So..in regard to the reddit comment, what is that persons situation. If they have mates/family coming and going from the garage all night, maybe they need a new home on a large block with a separate garage away from the house.

And it reads. “ the garage should be an escape…”. So I would ask why are they escaping to the garage?

And regarding the island. I personally, would keep it as drawn on the plans.
