Is our current backyard layout a drawback for resale - Melbourne

Our lot is 638 m2.


The builder’s survey team advised a 9 metre front setback so they can align the build with the existing retaining walls. With that setback and our current draft plan, we’re left with a backyard that’s roughly 4.6 metres deep and about 13.68 metres wide. The overall house area is around 307 square metres including garage, porch and outdoor living.


Friends are saying this backyard depth might affect valuation and long term livability. We’re unsure whether a 4.6 metre backyard is considered acceptable for a single storey home in this size range, or if it’s worth reducing the house size to gain more depth.
