Building a Home Design Dilemma

Hello brain trust, please help review the below plan, minimal changes as it is a volume builder and budget tight. There will be a door from guest to bathroon, and everything in the batroom swapped to the other wall. Thanks.

Others will comment more but the WIR between bed 2 and 4 is a waste. You’d get more hanging and storage with standard built on robes. You also need to do a scale furniture plan for size and placement for the guest bedroom, and it’s a shame to build a substantially sized new home and only get standard 900mm showers in two of the bathrooms.

All of the bathroom vanities are small. Make sure you have large mirror cabinets for storage. Hooks to hang hairdryer can help too as well as a ledge above the bath. Beware volume builders also typically mark up all the extras. This includes flooring, tiling appliances etc. if you can insist and perhaps pay for your colours and finishes (interiors) session and get these in your lump sum before you sign contract. Worth slowing down for that.

I’d put the extra Bench in laundry but leave fridge out in kitchen area as it is deeper than a standard bench and likely to be too tight, I’d leave the laundry walls as is. So you can close off noise but still have effective laundry. Remove the second big block obstructing dining space, I assume one Is fridge. The small walls separating lounge and dining remove, although these may be load bearing so will need a beam to support load. You may want to leave the right hand end near bathroom to reduce cost but get builder to quote options. Bedroom door I would leave as you will have bed at other end, unless you are turning this into a second living area.

the original extension is about 120sqm but to allow space for the carport, granny flat and a too cramped reversing bay my suggestions rearranges the alfresco, kitchen, pantry and laundry and has a more comfortable powder room and study/mps... all the bedrooms and bathroom are at the original floor level..the new bathroom, bedroom and new hall has a lower ceiling to allow for the lower steel clad hip roof and the new roof cladding with upgraded insulation could be extended to the original roof with the storage loft and drop down access stairs in the entry... the rest of the extension is stepped down to a concrete slab on ground with higher ceiling but, before committing to such a major renovations it would be worthwhile to compare the cost of a KDR with garage and granny flat at the front of the house so less of the property and budget was used for driveways

Acres the laundry via the pantry to avoid two doors in kitchen and having to take the laundry through that space. Family wc needs a basin otherwise you may as well put toilet into the bathroom

Hi Ana, That's a great floor plan. Do you mean making Bed 2 the ensuite, with the door opening from existing Bed 2 into the ensuite bathroom, and making the current Bed 1 a standalone bedroom without access to the ensuite bathroom? While we could explore the possibility of doing that, the issue you'd face in making bed 2 the ensuite is that you'd need to build the door leading to the bathroom from the wall where the bed currently is in bed 2. The dimensions and layout of bed 2 make it such that it's the only wall suitable to accommodate the bed, and already the width of bed 2 is not wide enough to accommodate a king-sized bed. You squeeze in a queen-sized bed through, but installing the door in bed 2 to lead to the bathroom is gonna take a fair bit of the wall width, leaving minimal width available to accommodate the bed. Another issue you'd face is access to a walk-in robe. The users of the space (including future potential buyers) would expect a larger walk-in robe in the ensuite bedroom. By swapping the bed 2 to make it an ensuite, you'd lose access to the walk-in robe in the primary bedroom. If you provide more detail as to what you are after and your family's functional and space needs, i should be able to advise better. Kind regards, Interiors Next Door.

Good point on variances Kate. They can be a killer. Making sure there’s enough power points is a biggie as it’s hard to change after handover. And it’s murphys law that all the tiles that you’ll like are upgrades with pricing to match.

my suggestion include losing the small wiw in favour of bigger beds 2, 3 and 4 with biw, there's private access to upstairs bathrooms and bedrooms, generous walk in storage and a more comfortable IT area with wall shelves, desk and seating for more than one ..the downstairs lounge has northern aspect, there's a good sized entry plus a little extra space for a more private guest bedroom with bigger biw, comfortable guest bathroom and extra storage in the hallway ..there's some minor changes to kitchen, pantry and laundry with under stair storage and a curve for the bottom step will improve access going up and down and reconsider every window to make sure that size and location suits passive solar aspect and views to and from any neighbours
