Comments (7)Hi Jodie and okLouise! Thanks so much for your feedback. I was considering an island bench just to try space out the kitchen area a bit - the only issue with this option is that we'll need to do a bit of rework on the jarrah floorboards due to the gap left once the internal wall is removed. This is definitely something we're considering, I'm just cautious that it could be a tricky exercise (acquire the fill in sections of floor board, have a tradesman secure them/nail them and arrange sanding / oiling of the small section). I'm also a little cautious that the fill in section of flooring will stand out like a sore thumb... but we'll weigh this up and make some phone calls to see how tricky this would be. Sadly we don't have a floor plan. I'm going to sketch it up in AutoCAD once we've taken measurements of the entire house - this might take a bit of time though, so we thought we'd just start by measuring the kitchen / lounge first. Without trying to confuse you, the rest of the house is: - dining room through the internal opening (no door) right of the kitchen - internal door opening to hallway and bedrooms/bathroom opposite the kitchen - laundry on the wall on the RHS of the kitchen (from the views provided) And you're quite right Jodie - I was hoping to have the range hood as a feature! I think it will suit the style of kitchen that I'm going for. Comments (35)I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. Comments (25)always about compromise and if the laundry window is reinstated in the original location that restricts options for tall storage so i've included a skinny sink next to the window, a stacked washer and dryer and left the rest of the space open to use for overhead cabinets and/or shelves, tall space under wall cabinets for broom, ironing board, vacuum, baskets etc and hooks on the window wall for work clothes and dog leads...any custom built cabinets would be cramped and very expensive so use the open floor space for storage without doors...the location of the back door opening and doorways from hallway and front entry would also make it too cramped for the narrow cabinet that you wanted unless you make the laundry and powder room too small for the cavity sliding doors so, with so much extra kitchen cabinets for pantry storage (eg between fridge and stove or island drawers?) why not use the central cabinet for your mini office and keep the original wall between entry and living would save demolition and could allow a location for your sideboard.. striped wall sections show dog gates without doors and under a sofa table would make a great nook for the dog beds...See MoreFederation kitchen renovation - can't change walls & odd layout!
Comments (12)Don't feel bad you are like the majority of people who don't have experience to tackle building problems, If you can find a builder in Sydney at the moment with Xmas looming that will be the best thing to do as you would need to start the kitchen reno by removing any walls first. It's messy there will be flooring and ceiling to patch plus changing the window to a bifold or one that pushes up. We removed the rear exterior wall between the kitchen and a bedroom to a return verandah with sloping ceiling adding two smaller RXJ's Steel Beams to support the new opening, these were covered with gyprock and the opening squared off. Then we removed the remaining brick wall between the kitchen and bedroom, I was given the job of removing piles of bricks in a wheel barrow . The verandah was filled in with large glass windows, the floor had to be raised to match the height of the other floors, once this was done we added the new kitchen within the old bedroom.. Being in Sydney a Federation house built on sandstone foundations access under the house was easy. A lot of work but it made such a difference combining 3 rooms to make one large light filled family room where we spent most of our time. There are different ways to work with this, the builder might suggest adding a support post at the end of the island. What aspect is the house as I can imagine that the kitchen is a bit dark with having the under cover terrace outside of the kitchen and family....See More- last month
