Feedback on floorpans/design
Comments (4)I like it. The following are all unprofessional comments: - with two kids (particularly if one or both of them is a girl), you may want to try turning the main bathroom into a three-way bathroom (i.e. having the toilet, vanity and shower/bath in separate spaces). At the moment, you could easily do this by turning the "linen" into space to have an open vanity, which would then allow you to shrink the size of the shower/bath room to make the upstairs rumpus bigger. - is there a real need for a large, free standing bath in the main bathroom? It takes up a lot of space and with a pool and beach so close, there are plenty of other options for a soaking. - one side of the WIR in the master seems really narrow. Too narrow to actually fit any hanging clothes. I would try to ensure that both sides of the WIR are wide enough to hang clothes. - the shower in the ensuite seems like it could easily be extended to meet the wall, making for a luxurious, potentially two person, shower. Or even to include room for a bench seat. Depending upon your needs, I would also consider expanding the vanity to include a second sink in the ensuite. - the upstairs rumpus space seems a little tight. It should be fine if it's intended to become a study space for teenagers with one long desk against the wall, but if it is intended to serve as both a study space and a space for lounging and watching TV, then it may be a struggle to fit everything into the area. Of course, the downstairs multi purpose room could serve any function that the upstairs rumpus can't achieve. - I would consider flipping the entrance to the large downstairs storage space to make it a dual purpose walk in pantry and miscellaneous storage area. - the island bench in the kitchen appears to be huge! I would think about how you want to use it. Could part of it be shortened as a built in desk? Would it be more practical to have the sink in the island so that the person washing up can still watch TV and see out to the backyard and pool? Or would the cooktop in the island be a better option? - if you have a particular fridge in mind, think about how it will work in that corner. If you want one of the newer French door style fridges, then opening two doors into the wall / corner may pose some issues. - I would consider having a sliding door closing off the downstairs bathroom and laundry from the main hallway and making the flooring in the hallway tiles so that when people return from the pool or beach, they can easily strip off in the laundry, hang their togs and towel on a small clothes line in the laundry and hop in the shower (unless they have already showered outside). - I would give some thought as to how you want to use the downstairs multi purpose room both now and in the future (e.g. TV room, study, etc) to ensure that furniture and electronics placement would be workable. Good luck!...See MoreAdvice re kitchen design (bulkhead or not)
Comments (4)a real shaker would not have added anything that was not useful so tall storage might be useful but, remembering the space is only 30 cm deep, do you need to store that much shallow storage (maybe suitcases stored sideways?) we have high ceilings and the space above the kitchen cabinets has wall to wall 60cm tall windows which provides gorgeous light in the room (the other walls have no bulkhead because we felt it made the room feel over crowded...we do have a bedroom where we installed a dropped ceiling with bulkhead to overcome a height "problem" over wardrobes and are very pleased with the effect...See MoreKitchen design feedback request
Comments (12)it looks like you've made the best of the available bathroom space but with limited wall space for furniture i would reconsider the enlarged opening between lounge and kitchen and would two smaller fridges (or a pidgeon pair fridge and freezer) split between kitchen and pantry provide more fridge space without needing to make the cabinets deeper and the smaller fridge would be less overpowering and think about kitchen activities eg making breakfast and having a place to leave a kettle and toaster ready for action and where are all the supplies needed?...i would reverse or omit the pantry door (that would rarely need to be closed?) then the mini sink is easier access, tall pantry, MW and fridge within reach but where are the plates, cups and glasses?..the 800 wide cabinet could be ideal for drawers of cutlery and crockery that are also close to the dishwasher and you could wait to have kitchen wall cabinets added if/when you feel the need but identifying locations for specific supplies should help make sure that all cabinets fit the purpose and i've added some suggestion but you could also add a bigger sliding window an servery for better connection to the outside...See MoreFeedback on kitchen design
Comments (28)Hi Chris, Just a few thoughts , I have drawn up the kitchen family space showing position of existing doors to Alfresco. My plan shows a 1200 x 2100 Island which can have draws facing into kitchen and family and as you say no seating at bench to allow more space but because the table is beside the island it's not needed. Your water fall benchtop allowance needs to be considered with actual size of island. I extended the kitchen towards the alfresco door and moved the fridge next to it for ease of access for family, next to that is a full height pull out pantry for food stuff and then two x 800 pantries with doors and drawers. I have shown the MW on the benchtop in the corner where I was thinking tea coffee could also be kept. Your plan shows a bulk head above the cooktop so I have added a soffit above all the wall units The Island could be made up with drawer units (I have the same) and also have a rubbish bin included. I have moved the sink onto the back wall next to the cooktop plus DW. If you want the sink in the island I would allow at least 400 to the end....See More
