Comments (21)Like others here, at first glance I assumed the view of the water was to the east, but then realised from the sun diagram that north is up the page, so I'm guessing this might be in Bundeena? I agree with most of the other suggestions and have a few of my own as well, will summarise here: - the pitched roof dominates too much, I would suggest the new master bedroom suite has a flat room, similar to the new entry; - the garage is too small and can easily be larger, especially wider and the stair could go down the side instead of at the end; - the foyer/entry is too small for a luxury property, really just a stair landing. I suggest widening it to the line of the new bedroom, and also pulling the entry doors out further to give more space there; - car turning space is questionable. Maybe the external stair could flip over to the other side of the entry to give better reversing room, if it is needed at all (3 stairs???); - give more space to the ensuite, less to the walk-in-robe; - give more space to study, taken from bed room; - angled wall (in line with deck edge) in bedroom instead of re-entrant corner would make it more spacious and allow the bed to move forward with better access; - door to laundry from pantry instead of bath room....See MoreFirst time renovator – need help with my design!
Comments (50)Hi Mel, Kitchens are an integral part of any home and particularly a busy family, so much to consider. I personally think an Island clear of any sinks or utilities makes for a more workable space. It lends itself to food prep, kids homework, meals, guests perched on a bench whilst you prep. Sinks always accumulate mess so I think a sink put to the side works better. Gone are the days where you will stand at a sink hours at a time. Think about how you like to cook and use a kitchen a cooktop not far from the sink works best think straining pasta pots, vegies etc.. As for butler's pantry's I'm not a fan, why spend money on a lovely kitchen only to be cooped up in a small kitchen off to the side, very unsociable. Houses are made to be lived in and sometimes that comes with a little mess particularly in the kitchen. Don't hide away in a butlers pantry embrace your home and kitchen and all that it entails. I recently completed a kitchen with a similar colour scheme to what you are suggesting black, white and timber, I anchored the kitchen with the black Island and used white cabinets for the rest of the kitchen. Matt surfaces are on trend at the moment as opposed to gloss or semi gloss, matt finishes hide finger prints and children's hand marks better, dust will show up on darker surfaces so be mindful of this. Comments (9)My first question would be where are you located? Cairns will have very different requirements to Tasmania, due to their different climates. While I agree with other posters, that flipping the plan will give you more light, the living areas will be similar in any case. Receiving N, E & S light. Flipping the plan will give additional bedrooms northern light, instead of the garage. But the main point is trying to get northern light into your living areas, & direct sunlight into those living areas in winter. This is difficult on such a narrow block. So my next question is what is to the north of your block? A neighbouring property I presume? If this is a two story property it will badly shade your living areas, no matter what you do. So what's the best way to get northern light (other than going up & building a two storey home, to get northern light into the top storey)? It's to build as close to the southern boundary as possible, so your northern windows are as far from your boundary as possible. This will reduce overshadowing from your northern neighbour. It looks like you have a zero lot boundary for your garage. How far is it from your meals area to the boundary, & how far is it from the kitchen to the boundary? If the plan is flipped, how far will it be from the family room to the boundary? Comments (10)Hello Tracey, I think you are right to think the better option is number 2. The other issue I think you should consider though is the workflow to your kitchen; I.E. Food Prep to Cook & put-down to plating to clean-up and how all this relates to the social connection spaces. At the moment you have broken up your work bench area into small divided spaces. So in addition to the island orientation I would suggest removing the large sink from the island (using the Butlers sink and dishwasher for your main clean-up tasks). Having a small sink in the island placed at one end will be useful for water and rinsing and small clean-up tasks. In doing this this will leave your Island available with a large work space for Food Prep and end plating, with a work flow that moves between Island and Bench on the window wall with cooktop. I would also suggest off-setting your cooktop toward the Butlers Pantry while still leaving put down space to the left where this will provide more continuous bench space to the right for hot plating and other tasks. Depending on how you plan to use your Butlers, I personally would consider removing the section of wall dividing the butler bench and cooktop bench, making this bench run continuous and giving more connection to the Butlers sink and dishwasher where I would also flip these two so the sink's drainer and dishwasher are to the left hand side. These will give you far better use of your bench space providing generous work areas & a good work-flow without bottlenecks & clutter creating a functional, Kitchen with sociable space.
