Updated Floor Plan Feedback for North-Facing Corner Block – Melbourne

Please share your feedback on a floor plan for a north-facing corner block with a road on the east and a double-storey house on the west.

Why is there no separate toilet? Will you be happy with guests having to use a bathroom? If the main bathroom is being used, your guests will have to go into bedrooms to get to the toilet. Why have you decided to have a ensuite in a minor bedroom? In all your numerous other plans, there was the main bathroom and separate powder room.

This change is to provide our daughter with her own private ensuite as she grows.

Sorry to continue....the plan by Louise on the 20/01/2017.... But the laundry ( with internal access or through cloak room) and ensuite to the rear of the garage the master behind...... Then a Wir separating the master form the living or a bathroom...... The a fireplace if required against the western wall central in the house.... The entrance and small cloak room for the winter woollies against the garage and the other three beds at the front RHS with bath near.... The lounge/ kitchen/ dining in a similar layout but with minimal a walls blocking the view from the entry to the living/kitchen .... I like at lease a small wall dividing the living and lounge for the teenagers also.... If I get an chance I will sketch something up. Good luck this the paperwork... Plans are the fun part.

I'm still concerned that the covered alfresco area is located to the NE, it will block much of your winter sunshine from entering your living areas, making your home colder in winter. Personally, I'd try to locate your alfresco o the eastern side of your living areas (& somehow moving the master further SE). However, if you are going to stick with your current alfresco location, I'd recommend you change from a hipped roof alfresco, to a gable roof alfresco. If you make it an opened gable, & have a cathedral ceiling you'll end up with quite a bit more winter sunshine entering your house. Similar to the images below.

I was inspired by the block, which has excellent orientation for a house which is comfortable in the local climate while being good for the planet, thus my comment about the stars, I think that is more valuable than the emphasis on 30 squares. The rest is up to the occupants' requirements, about which I am increasingly confused. I love seeing what others come up with, but I always feel the best starting point is a clear explanation of the requirements.

"north-facing block (the front of the house faces north)" "The aim is to make the most of natural light" Did you choose the block for that reason as it was promoted as a desirable 'north-facing' block? A corner block with north to the long side facing the street instead of the limited front is what maximises the light. Your plan only gets the benefits of it to the living room and the garage. On the plus side, having neighbours to the west gives some protection from the unwanted afternoon sun in summer. It's useful to have a washbasin in the wc, if you can adjust the neighbouring WIR to allow for adding that. I noticed too that the neighbouring hallway in one version looks unnecessarily large but I'm not sure what's happening with the different versions.

Looks good. Meet your needs is best. Detail. I see corner window in front of lounge. You need to really think what window coverings it will need and make sure the build accommodates and specific fixings.

Your laundry still has the washing machine hard up against the glass sliding door panel.

i would have an extra ensuite for a guest room not a child's bedroom and swopping the extra ensuite and family bathroom would place the linen cupboard in a better location to screen the bathroom from the family room and group the two kids bedrooms with a shared bathroom and, although i like the porch on the east side where you might sit outside the office or laundry, one of the recesses on the western side is a waste of potential guest bedroom space while the recess outside the master bedroom would provide useful outdoor work space near the garage
