Comments (36)So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! Comments (2)sounds excellent but i can't read the dimensions or see a new laundry, the stairs don't seem to match up stairs and down and is the kitchenette for family or rental?...could you please repost the plans to make the writing and dimensions easier to read and what are the original walls, floor and roof built out of and an overhead view or some external photos of the roof would be useful and it's extension/renovation so hope there is a suitable budget...See MoreLooking for your feedback on concealed cabinet ( shoe space) in plan
Comments (9)Are you talking about shoes for guests or shoes for you as well? If you come in through the garage your main provision for shoes etc needs to be located there. If you need somewhere for guests to leave their shoes when they enter then something near the front door makes sense. Bargainhunter's suggestion looks lovely and is practical in terms of both storage and somewhat to sit to assist with putting shoes on and off. I've seen shoe racks on front porches but if you have the space I think something inside the door is better. I don't see why a nice cupboard should detract from appearance of the entrance. On a more practical note I'm more concerned about the effects of having a void on noise and energy efficiency, I know they are trendy right now but I think sometime in the future there will be a trend to fill them in and convert empty wow factor into useable space....See MoreLooking forward to your feedback on this floor plan
Comments (29)In Victoria our planning scheme has min dimensions for rooms in apartments and for garages. Single garage 3.5x6m. Bedroom 3x3,6m includes space for robes. Aim for 2 living spaces or a bedroom that can be second living space in a large house. The current trend for open plan kitchen dining family has everyone in one space which can be noisy and intrusive if no other space available. Toilets. Large family house needs 2 toilets all can use. Burying one away on ensuite results in need for a third Do a furniture plan for dining a family including storage. I find drawing up all items to scale cutting them out an placing on plan the easiest way to look at options. Include your fireplace as a cut out. You need to be able to accommodate everyone. Tv? I suggest talking directly to an architect to refine your plan. A house is a major investment so cost of architect justified.
