Dust will be an issue here (although its not so bad in that particular spot on a river, good protection from trees) but pressure wash will be regular practice anyway. I don't this I want this house to look pretentious, but how can I describe that, I am after some subtle "wow" factor or something a bit different, but it must look like we knew what we are doing and YES, I want it to look like high quality build and not a transportable house or kit home. The house rectangle is so simple that I worry it may have that boring factor in its looks and that is why I am looking for some ideas. My problem is a tendency to overthink but I hope I will find a balance at some point :) At this stage I think: galvanised tin everywhere (or that zincalum), rusty steel posts, aluminum windows with timber look, sandstone features around main door and sandstone chimney. We had a big flood last year and the spot never goes under water, its on high grounds even though it is only meters from the river.

Sorry my phone played up and posted before I was ready. I'm looking to style the new addition so it is noticeable as a new build with square set ceilings, polished concrete (easier with all the sand) and different external material but have aspects that relate back to the older building. Such as paint colour the same, window furnishing etc. The girls will most likely share a bedroom - I was thinking of using the one that was located linking to the winter deck as it was closer to us and away from the front of the house. It's not a big deal though as it is very quiet where we live (mainly holiday homes) and any bedroom will be fine. Thanks again for all your help and interest. I really appreciate it.

Unexpectedly to me, due to it's location on the crest of the Great Dividing Range at an elevation of around 700m above sea level, Toowoomba has a climate more similar to Sydney than Brisbane. With average summer highs of only 28°C, & average winter highs of 17°C (lows of 7°C & cold wind, as has been mentioned). It's located in Climate Zone 2: Warm Temperature, the same climate zone as Sydney, not Brisbane. Though this climate zone is very varied, so care must be taken to cater for local conditions. As has been advised a few times, have a good read of the Your Home site. Read this section, Designing for Climate, for zone 5: warm temperate. http://www.yourhome.gov.au/passive-design/design-climate Along with having cooler temperatures than Brisbane, the fact that Toowoomba is inland means it has greater variation between daytime highs & nighttime lows (diurnal temperature range). This means that unlike Queensland coastal climates, some thermal mass in the home will be appropriate, so a lightweight structure isn't needed. Although a lightweight structure, on a ground-coupled slab (with polished concrete or tiles in North facing living areas) would be a good idea. As the temperature is so much cooler than tropical Queensland climates I'd advise against going too overboard with a pavilion style house. As I think it would be too cold in winter. Maybe something like two off-set rectangles, joined in the centre. Kinda like dreamer's inspirational picture, without the middle section, the two rectangular sections joined. Or just go for a more traditional rectangular house. In any case, like just about all Australian climates, you should try to build a house that is generally rectangular, the long sides facing north & south. This will give an opportunity for northern sunshine to enter home in winter, while the shorter eastern & western sides will limit the effect of hot summer western afternoon sunshine. Though I guess this house shape won't look great from the western road, as it will look very narrow from here. You could fatten it's street frontage a little bit, by having the garage to the south of the rectangular house. With such a large block you'll be able to build something that works for you. But as OKLouise said, don't just pick a plan for an average narrow block. The plan you picked is not really suitable for your block. I'd also recommend you do a lot of research yourself. As has been shown with the plan you've received, you can't rely on the builder to design a plan that will work best for you, that is appropriate for your location. So read up on the Your Home website. It's an invaluable resource when it comes to building a comfortable, energy efficient home.

Hi and thanks for your feedback. The rear building might now move further around to the north of the !7 acre rural block (2+ hours from Melbourne), where there is a flatter patch. We are now hoping to make it 2 story, with the storage shed below and living above. That way the huge views to the south and east can be seen over the top of the house. The idea is to build the shed (with studio accom) hopefully at the end of 2020, as a place to stay while the house building starts towards the end of 2021, when we will have the funds, fingers crossed. The width of the building area is only about 30 metres before it dips away a bit steeply to the east and west. We hope to avoid too much excavating for a slab (for thermal mass) but may need to consider stumps if the slab is far more costly. Looking at Carbonlite floor system as a reluctant alternative... A local architect has done the initial design to maximise the views and northern sun. We think the slight kink in the middle will add complexity to the roof so the kink can go. It is a big 'entry' which might need to go to cut costs but we do want an 'air lock' entry... The hallway along the bedrooms is intended to warm up in winter, ideally trombe wall style. We hope to keep the house to about 150 sq meters- we don't need bigger. The council has indicated where the dispersal field for the septic tank needs to go... We love the reverse brick veneer principle. The architect has been fairly open to our ideas but says the budget will be tight at approx $3,500 per sq meter. How does an internal masonry spine work? We figured a continuous skillion roof would be simpler and cheaper- going for a rural shed look...
