Do I have to use an architect – can’t I just go straight to a builder?
Comments (8)"Architect-designed houses are not accessible to all." This is a myth championed by the building industry. Alternatively, why not focus on the key benefits architects bring to a project. Here are a few for you: • Appoint an architect to your project and you’ll gain a home designed for the way you want to live.The alternative is a builder-designed home that suits what the builder is used to building. Quality builders will ask for plans and specifications to be thoroughly documented so that they can go ahead and do what they do best, which is build. Working out with the owner what you’re going to build and why is the architect’s role. • An architect manages planning approvals. This process is complex, often arbitrarily applied by many Councils, fraught with pitfalls for the novice and is ramped up every year with new hoops to jump. If you want a professional on your side who knows the territory, will go in to bat for you and will forge a way through this minefield, you need an architect. • If you’d prefer to put the works to tender to a number of builders rather than having to accept the quote of the builder you started the process with, you need an architect. • If you’d prefer to protect yourself with a proper, architect-managed ABIC contract that works equally for both parties and is legally enforceable, you need an architect. • An architect will minimise costly changes during construction as he or she will produce a proper level of drawings (expect 20 x A3 pages for a new home, rather than the 1-2 pages you’ll receive from a drafting service.). The reasons for this are that you have on paper exactly what you want to build. Without this, you are entering a contract with a builder with none of the details resolved. You wouldn’t do that if you were buying a house, so why do it when spending an equally significant amount of money? Unfortunately, some builders see this approach as an opportunity to happily accept constant changes from ‘project managing’ owners because it’s just another variation that he can charge for. The longer he is there, the better for his margins, particularly when there’s no contract to speak of. Finally, an architect is a specialist with a professional duty of care, irrespective of financial gain. In other words, they’re there to support and protect you, without benefit to themselves. Comments (7)Hi Neryl! I'm pleased to say there is an awful lot you can do for that budget!! My recommendations are: * Paint the vanity white (or even just the etched lines) & replace the handles with little chrome ones OR * keep an eye on gumtree for a small vanity unit (your top is fine you just need the unit) - often you'll get one for free if you check every day! * replace the lace curtain with a plain white roller blind (or leave the window bare) * replace the medicine cabinet with a bigger one (or if you don't need the storage space do away with it & just put up nice mirror that will fit the space better) * paint the top half of the room a lighter whiter colour Personally the medicine cabinet & curtain are the only things that sticks out at me as looking daggy and as they are at eye level its the most noticable thing in the room. Comments (15)Hi Martea, I agree with Dohraime, an open bookcase would help create an entrance way and provide some storage that appears to be much needed from the floor plans. You asked about dimensions, I would personally make sure that the minimum clear space between the staircase and end of the book shelf is a minimum of 1200mm, but at the absolute minimum, 1000mm (1 metre) clear space is needed; thus it should be between 1200mm and 1500mm in length and the height should preferably match the head of your windows so approximately 2100mm. Depending upon the dimensions of your existing 3-seater sofa, I agree that you could back this onto the open bookcase. However, to ensure the best look, the sofa should end when the bookshelf does. As you can see from the diagram I have included, you could fit 2 arm-chairs and a coffee table in, however care will need to be taken to enure you have enough space to walk comfortably around the pieces of furniture. Try to search for a narrow coffee table. Given that you have replaced the curtains with shutters, you could place the television and console in front. This is not ideal in regards to lighting, but the space is constrained. I would also include a large rug (as depicted) for the living space so as to clearly define it. It could be approximately 3 x 1.8 m. This rug could be something bright and colourful given the muted colour scheme you have so far used. A bold pattern would also work. In regards to the dining area, it is possible to also fit a buffet in the space, and would again provide more storage. Something I noticed, and I am not sure it is within your budget, but the dividing wall around the staircase at the entrance is very dark and interrupts the clean lines you are going for. I would suggest if possible to remove it and replace with a glass balustrade. This would open up the space more and help to bring more light into this space. I hope this has been of help. Comments (14)I hear you, being a mum is a big job & not for the faint-hearted, hehe. That was sweet of your husband to do all that for you. As your ceilings and skirting and architraves are white, maybe a fresh white would really lift the whole house. There are many shades so my advice is to visit your local paint store and look at the whites. Hopefully, you will be able to narrow it down to a few. Of course, other colours might appeal to you as well, so just see what takes your fancy. Also, have you looked through the kitchen and living room Houzz photos to see if any particular room colours appeal to you? That might be helpful too. :)...See MoreDebra Hopkins
