Off centre rangehood and oven
Comments (14)Hi Julie, There's a discrepancy between your front and overhead elevations on your plans. Your front elevation indicates 1050 per side of the centre line - indicating a total length of the wall as 2100 with a 900 oven - effectively leaving you with 600 either side for your microwave and cupboard. Your overhead elevation is looking off - it's indicating 540 cupboard, 900 oven and 600 totalling 2040mm and the combined length on that plan is stating 2040mm. Looks to my amateur eye that there is a hiccup in the plans - head down to site with a tape measure and check what's been built - and talk to your builder about how he read the plans (I'd also be asking why this is the first time I'm seeing any issues). You could make it look less noticeable by changing the small cupboard doors - just have one door rather than two will help alleviate the look of the 60mm discrepancy. If you find that it is the plans that are off - I'd go back to whomever drew them up for a quiet word - you won't help yourself but you might stop someone else from having a similar issue. Comments (18)There certainly can be legitimate functional reasons/purpose for basins to be required set appropriately in relation to the wall to suit the selected wall spout setup, and having experience with similar details the spout length chosen can determine the basin position and does need to be a certain length to work properly. Sometimes this requires adjustment of basin size and bench depth. In this case something's clearly happened.....without understanding the company's particular processes my guess is that the bench depth larger than what it should be. It's your home/investment, you have to live with it long term. IMO what differentiates (great from ordinary) builders is their capacity to resolve issues and shoulder responsibility when something like this occurs. Believe me they (should) have enough fat built in the profit margins to resolve these types of issues. The good news is you actually have a physical example you can refer to in the company's display home. If required go and measure it and compare it to yours to be 100% sure - in custom/boutique situations clients don't have that luxury/back-up check. Try not to play or get drawn into a "blame" game, or accept lame excuses (which the industry is expert in ;) ), it doesn't matter exactly how it went wrong, the main thing is you want to get it right/resolved. Comments (15)First - fix the proportions. remove the square hedge and possibly second hedge in front of the window. The fence on the right should be moved back in line with edge of house as it is making things look out of proportion. Colours - You need more contrast - keep the bricks, paint the garage darker, maybe charcoal. The arch - The arch around the entry is a bit off putting - I think it is because it is blocking view of the door. Could it be removed? If not, might first idea is to add some malibu wood paneling near the door or make a little wooden entry deck in the malibu. Second idea is to grow some vines or greenery on it. and remove the three little scrubs. Or instead of vines add two big potted plants on each side of the arch to make it more welcoming. Comments (6)It all depends on whether tap and spout are attached, how far spout extends over basin, whether basin is flat bottomed or not, whether left handed or not and ease of access to tap. All these factors need to be sorted out first. I'd work out how easy it is to use the taps you've selected. Side is better for splash in some instances. And if you do off centre are they both going to be on right/left or are they going to be mirrored....See MoreSuzy Falconer
