When preparing a house for sale, it is quite advisable to freshen up (at least) kitchen and bathrooms. Potential buyers are often more interested in buying a house that has these elements already done and then add their finishing touches to living room, bedrooms, etc, instead of having to re-do kitchens and bathrooms (because they always feel these will cost a bomb and they might find issues too). I would definitely recommend that you renovate your bathroom so you maximise your chances of selling at a good price. The trick is not to overcapitalise (i.e. spending more than you will gain when selling). With the bath, I totally second fiona_ab's comment above on pretty much every point she makes. Free-standing baths look great in large bathrooms where they can rally be seen (ideally, we should be able to easily walk around the bath). From the picture I see, your bathroom seems to be a little too small for this. Besides, built-in bath tubs tend to cost significantly less. I would also not recommend to knock down walls to include the toilets, for the reasons given by both commentators above: privacy/practicality and additional costs involved. Changing your tiles (floor and walls!), putting in a new white bath tub, replacing current tapware with contemporary ones and installing a new vanity with a large mirror above it will make a massive change to your bathroom and that could be reflected at sale time. I would like to see more photos of the area to get a better perspective. It looks a very rough area and a lot of work will be involved, including building substantial steps to get up to the sitting area. Quite frankly, I would do away with grass altogether, it won't be easy to mow, especially if you are limiting it to a small area, and put a timber deck in, which could form a viewing platform for the rest of your garden. From there a simple rockery would take care of the natural slope, leaving generous pockets for plants to spill over. Do you need a play area for children at all? Have you factored this into your garden?

I had 52 something similar to this. I could open with little finger when hand were dirty. Mine were rounder so looked like a full stop on the edge of the cabinet rather than overwhelming the line of the cabinets.

Wow, that house is WAY to big. How on earth do you clean it? Why not have outdoor entertaining on the back deck? This would incorporate flying fox to a cubby and play equipment down the back yard. In the summer perhaps a collapsible awning for during the day but at night just candles and the stars to keep you company. If the weather is too cold you could provide a pile of crocheted lap rugs or fur or old blankets to get the cottage or french look. I suppose then your dining furniture would need to be a style to suit - maybe more relaxed or boho. Anyway sounds good fun - oo I forgot to allow for the outdoor fireplace (stone or brick) preferably. I notice you said any ideas would be greatly appreciated so I will press on regardless another day.
