An installer will likely request this. It is for fire safety and it makes their job easier. Other option would be to have gas plumbed to the location and a gas insert fireplace. However unless you have experience and knowledge in regards to construction, costs and understand how particular design decisions impacts these things, you'd be best to (a) take some time to develop a clear picture or "vision" of the type of home you are aiming for and then (b) invest in some professional advice to help guide you towards your goals. When you say you can't afford to spend thousands on drawings, I'd argue that anyone considering a significant renovation project should allocate a certain component of their budget to professional design as a no-brainer investment to maximise the project potential and mitigate potential issues such as cost blow-outs or worse spending money in ways that misses opportunity and doesn't add value. Investment in planning and design is arguable THE most critical and $$ worth spending in order to get the best outcomes. As you have brought up, there are a whole lot of aspects to work through and negotiate, such as levels and structure. In order to get any sort of advice (either independently or on forum) measurements are critical and the first thing to establish, as well as other relevant contextual information such as levels and boundaries. Any design decisions directly impact costs, and unless you know what you're doing you can potentially head down a path of relatively expensive and extensive internal reconfiguration. Comments (11)Not sure I'd be in a hurry to create a home where you open the front door onto a dining table and chairs. I'd say it's very likely that that little partitiion wall is holding up the roofspan and it may be costly to remove. If you look at the floorplan you can see the walls run vertical right through the centre of the house. I wonder what is not working about this layout? Even with the wall removed you will still have to turn left or right when you enter the house anyway. Just removing storage won't change that. I would be more inclined to remove the ugly storage and replace it with something more attractive that works for you in the space. Like a cloak and shoes closet or similar. Turn that entry into an attractive mudroom. Then it is no longer just wasted space with annoying blank walls near the door. But a proper entry with a useful purpose. Then the irritation of it will go away. People are always quick to decide they need to remove walls in a home when in fact that may not be the real problem at all....See MoreI would love to get ideas about my kitchen layout
Comments (39)I took into consideration your new Fridge pantry alcove when I designed your kitchen to get you the max island and still being well placed within the kitchen. If the island isn't attached to the fridge wall you would need to leave a 1m space between them which would reduce the 3m Island as I have shown, the dotted wall shows the length of your kitchen, and how the island fits into that space, you could extend the island further into the dining if you wanted, I can redraw that for you.
