We need facade/cladding ideas please
Comments (6)I was going to suggest a nice horizontal timber design -- and then I see the Deco-Clad post , which looks similar . Personally , I'd want samples , to see how 'real' it looked , and also do a cost comparison with actual timber . Depending on budget and how long you are wanting to live there , I'd also look at a light to mid-coloured stonework , or some of the veneers are very realistic too , but more expensive than nicely stained wood . Or for a real Wow factor -- how about some stonework , some timber , and even a water feature , possibly water rippling down the wall around 1.2 metre wide , maybe with a 300-400 wide vertical fern and herb garden either side -- takes advantage of any 'spray' , and adds life and vibrancy , as well as looks and variety ? No disrespect to Dr Retro and Julie Herbert , but my personal thoughts on Sycon and similar cladding is that it looks too modern for the existing brick ( what I'd term an 'old style' brick ) , but that's just me -- to implement successfully you'd want to work your way around the house and update quite a bit more , or it would look too obvious IMO ....See MoreExtension ideas- PLEASE!
Comments (8)gorgeous location but if morning sun comes in master bedroom and bathroom then the afternoon sun would come in all along the verandah but effect depends on local climate and is there's enough distance from the side of the existing carport to the boundary for a double and what can be seen past the end of the verandah? (not the tank which will need to move) and what is the dimensions of the old bathroom, study and laundry and here's another idea for the extension with a total area about 61 sq m depending on building materials and i've added a few steps to allow for a slope and slab on ground but there's a million different options that could suit (usually depends on budget) but the views should be the real focus and keep the simple style of the original house but a courtyard between old and new could also be interesting??...See MoreHideous facade - makeover ideas please
Comments (5)How can you possibly look at this home and think it's ugly. It's not. It's a gem in the making, but right now it's unloved and uncared for! Get rid of the things that are eyesores (the succulents and spindly plants and any plant that isn't thriving - clean back to nothing so you get a clear look at what you've got to work with. High pressure wash the the whole house and concrete surfaces (please use recycled water) then start think about replacing the polycarbonate roof over the patio or lining it,and replacing the screen with screen blinds to remove "birdcage look" and create a more polished look. Paint the gutters, window frames, brick and lower part of the house to match (pick a colour that works for you) and the garage door to match the siding. Currently you've got a red roof, white siding, black window frames, brown garage door, tan brick, grey lower house brick/material, and what looks to be mission brown guttering - so it looks "bitsy". Reduce the colour pallet to 2 colours - it'll bring everything together and make it look more cohesive (remembering that your roof will be the third colour in your pallet). For the garden - you don't really need a landscaper if you're prepared to put in the hard yards. You've got a fairly steep slope think about drought tolerant low maintenance plants such as lavender, lomandra and agapanthus that you only need to periodically prune- for plant selection make nice with your local nursery staff - they're excellent for advice and helping determine the best plants. Think about making your life easier and put in irrigation (drip irrigation works a treat on a timer). Good luck....See MoreYour floor plan and facade ideas please
Comments (6)For me, the very first thing that sticks out like a sore thumb, is the driveway running right past the front of the house, interrupting the indoor outdoor flow and so dangerous if you have small children. Guests currently drive past your entrance, then have to walk back down the driveway to traverse the small stairs to get to your front door. I have to question why you want to move the front door even further down the deck, to centralise it? You would be better off, moving the front door to the corner or short side of the lounge nearer the current garage. HOWEVER, if it were me, I'd relocate the garage and the front door to the dining room end of the house. The main steps to the verandah are already in place, waiting for your guests and the window that I see in the photo could easily become the front door without too much expense. That would free up your front lawn to allow for some beautiful outdoor entertaining options. I would turn the dining room into a small cosy guest or family lounge. I would then reconfigure the kitchen, so your breakfast bar becomes an island bench running along the front. The walkway between rooms is where the sink currently is. The kitchen sink window and the current front door would then be replaced with big french doors leading to your new entertainment lawns. I would relocate the dining area into the lounge space. This would allow good space for your very large dining table to have the presence that you wish it to have. Lastly, I would seriously consider re purposing the old garage so that it becomes your new lounge. The plans show that it is attached to the house, but the photo appears to show that it sits lower than the main floor. You would need to weigh up your options/budget to decide how to best achieve this [step down or raise the floor and roof heights] but I believe you should not rule out the added value and pleasure the extra space would provide....See MoreLiz R
