Belmont House

My clients bought this Californian Bungalow / Arts and Crafts house and although it was very run down they could see the potential to restore and extend. It was on a large deep block so plenty of space for a yard for the kids. I worked with the client from the beginning to the end of the project. We worked on the space planning, and created the large open plan living the client dreamed of. Nutting out the best layout options to maximize the potential of the new layout was really important. The brief was very much focused on creating a great family home with family friendly finishes, lots of natural light and good flow. So what was a 3 bedroom house with one lounge area and one bathroom became a 4 bedroom house with wide hallway, two living spaces, large kitchen with walk in pantry, ensuite, bathroom, laundry, built in wardrobes to all bedrooms and a large deck. All the built in joinery was custom designed but simple to keep the cost down. The exterior was beautifully restored and the extension seamlessly flowed from old to new. We also handled all the town planning and the heritage overlay to obtain a smooth sailing quick result. It was such a great project to work on and the clients are very happy.
