When my mate put his apartment up for sale the agent got a stylist to walk through and pick the very few items to leave when he moved out.
Then I walked through on the day of photography, and WOW!
It was honestly less livable than before, but it felt amazing, like the kind of holiday home you'd want to rent.
Once it was online for sale it got three walkthroughs by interested buyers immediately, and sold in less than twelve days.

I'd lived there for a year, and it really showed me what a stylist can do!

I have just sold my house, staged by myself and RE agent. I did a major declutter and cleared all benches and surfaces and removed half the items from all cupboards. Some excess furniture was stored in the garage. The agent and myself checked the weather forecast and booked the photographer on the next sunny day - fortunately the forecast was correct, so great pix of the sun streaming into the house. (This was a midwinter sale in southern NZ!) For the open homes we made sure the lights were all on, heat pump had been going for some time and the gas fire lit. There were 3 open homes over one weekend (a Monday holiday) and I had multiple offers over the following 4 days. The offer I accepted was at least $60 more than the projected sale price, and certainly way more than I expected. I had not replaced the aging carpet or the 30yr old kitchen and bathroom; choosing to leave that for the new family to do to their taste.

Great result for me, with a lot of work but minimum expense. But boy do I NOT want to move again for a very long time! Out of this place in a box!

In regional NSW the availability and lower priced housing means stylists are rarely used. As an agent, we guide our sellers whenever we can to declutter, do a major clean, make a great first impression from the street, keep smells neutral and bring in as much light as possible. A stylist does make a difference especially got photo day however we aren't selling a show room.
