Good points here, and of course quiet machines (like DW) are always nice to have and (to us) worth the extra expense, but sound reduction really goes further than having walls. Most homes in our area are stick-built, with lots of hollow spaces. We did not build this house, it was built by an elderly couple; we assume they were quiet people who decided against insulating many interior walls, and definitely didn’t do a thing above code….or perhaps the builder was lazy. This was a huge, missed opportunity, as we would now have to open up walls and ceilings to add insulation and/or soundproofing, which of course we won’t do. Even with closed doors I can hear my (admittedly not super quiet) husband on the phone in his downstairs office, and when our kids are visiting and someone is playing ping pong downstairs it sounds like we’re at a youth rec center! This drives me nuts, and of course we add insulation wherever and whenever we need to open up a wall, but it’s really too late. So whether open concept or not, if building a house this should be considered from the start…it’s not very costly to do it properly from the beginning!

Soni Clubb, your home is lovely and your layout looks like a great one. I like way the different areas are nicely delineated even though they’re open. I think you made an impactful decision when you said no TV, and I imagine it would live differently if there was a TV in the sitting area. Your home looks like a pleasant place to live. Thanks for sharing the photos.
