Between what the article seemed to imply and the comments over the years, it appears as if people would be better off using a design/build firm. There might also be a bonus in that approach - how amusing it would be listening to them argue with themselves!

We are about 60% into a whole house remodel (completely gutted with some reconfiguring of internal walls). We had an architect that delivered a great layout and bid / construction plans. Hired a great contractor (we had used before on another remodel, which was much simpler). In hind sight we would should have completely demo’ed house and rebuilt on foundation. Our cost to complete the project now exceeds new build costs. We ran into many unforeseen issues starting with termite damage requiring significant cost to repair, many code issues including reinforcing existing gable trusses, many fit alignment issue due to original out of level framing and foundation, and lastly matching obsolete features, such as house siding, windows and even roof shingles. Then the labor and material shortages have been devasting to our completion date. Our 9 mos project is 12 mos in already with likely 6 mos left to go. We are estimating final cost to be 40% over original estimate. Seems like we picked the absolute worst time to remodel. I’m sure we will love it when it’s done but the process has really left us feeling empty along with our bank account.
