Absolutely Julia! I am not sure how we end up with so much stuff. I have just done a BIG declutter at home over the Christmas break, and it is such a good feeling to know exactly where everything is...AND that everything in your cupboard will get used!

Thanks for your insightful comment Nancy. Again, I agree 100%.

I really don't think those sterile, 'over-decluttered' rooms help to sell a house at all. They don't look warm and inviting. Just cold and a little unfriendly. So much of the success of staging comes down to the accessories.

I believe it's important to complete all 3 steps before going to market: 1. Decluttering 2. Getting the right furniture in the right places 3. Adding in the warmth with decor, art and accessories.

THAT'S when you achieve a 10% higher sale price in my experience...and if you are going to go to all the effort of completing steps 1 + 2, it's almost heartbreaking not to add the wow factor back in! :)

A good tip especially if you have pets - get a friend to come in and give your house the sniff test. You get so used to the smell of your own home you become accustomed to filtering out the dog or cat smell. We are immediately able to tell if someone's made toast that morning, (now that's a smell that really lingers) The advice years ago from agents was pop on the coffee pot and a cake in the oven! I'd get the central heating ducts professionally cleaned and have carpet and rugs steam cleaned.
