I'm fortunate that I originally trained as an electrician and spent a lot of time on construction sites. I'm quite handy so did a lot of work myself. Shell construction only was done by the builder and the only thing contracted out after that was a new Gas boiler. However I can appreciate that not everyone has the skill set to tackle home improvements. I certainly don't in other sectors.

@FlipGreat I agree with you. Even fantastic agents who have done thousands of deals, when being honest admit they really can't tell you what is going to sell a house. There is no predicting who will see it and what they will be looking for. For every person who wants an open kitchen, there's someone who wants closed. For every person who would like the cabinets painted white, there's someone who would prefer them kept the old wood. For every person who would rather have a large shower, there's someone who insists on a tub. For every person who wants a bland house, there's someone who wants a house with character and personality.


Then there's the intangibles. The house I am currently in did not check very many items on my list, and we looked at a thousand houses because we are picky. But it checked some items, and just felt happy. We got a good vibe from it.


My advice is to do what you want to your home when you buy it, enjoy it and don't think about the next person. If you try to make someone else happy you are likely to be disappointed.
