Because your approach is likely to differ depending on whether you want to live in a home rather than simply maximise your financial return on a sale. When preparing to sell my Melbourne home, I minimised clutter and set the home up to please potential buyers. I moved so much stuff around to make my place appeal, from then on I was able to disconnect with it as my home and it became a place to maximise capital value for me instead. I tried to think as a buyer, instead of using the home to suit myself. The revamped house did not really work for me, as my books had been banished out of my living areas. My bedroom looked good, but furniture placement was not as convenient as it had been, although the room looked much more spacious! I painted everything that needed a freshen up, including some very unappealing tiles and reorganised my collection of pot plants to maximise colour boosts in the back garden. I presented two elfresco dining areas front and back of the house. I also advertised my home to appeal to sustainable living market, popular in the area, as I had installed solar hot water and PVC electricity generation, as well as having planted an essentially edible cottage garden.
Minimised clutter by starting the packing for the move and stored the boxes in the garage, sold or gave away HEAPS of stuff I was never going to need or be able to accommodate in my new downsized home. But didn't remove all personal stuff, art, books etc - house still has to look like a home. Instant colour in pots on the deck, painted one exterior wall, water-blasted all outside concrete. Removed small occasional furniture, dog stuff relegated to outside. Generally made space look as open, light and spacious as possible. And of course a major clean inside and out! Shiny windows and cobweb-free gutters and down-pipes!
House sold in about 4 days, way over what I expected to get for it! RESULT!
