For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Clean, bright surfaces underpin strong visual elements such as polished quartz countertops, brushed oak floors, and glass tiles set in a herringbone pattern. A center-island breakfast bar now sits opposite a giant picture window and a show-stopping view of the Santa Monica mountains. Upstairs, the redesigned master bath is what dreams are made of. The double vanity and freestanding tub were rearranged to maximize space while the wood tile floors and stunning rock backsplash add an elemental feel. Now completely transformed, every detail of this transitional home creates the perfect atmosphere for relaxing and entertaining. Their kitchen was dark and inefficient. The cabinets felt cluttered and the storage was there, but not functional for this family. They wanted all new finishes; especially new cabinets, but the floors were going to stay and be refinished. No wall relocation was needed but adding a door into the dining room to block the view from the front into the kitchen was discussed. They wanted to bring in more light somehow and preferably natural light. There was an unused sink in the butler’s pantry that they wanted capped, giving them more space and organized storage was a must! In their living room, they love their fireplace because it reminds her of her home in Colorado, so that definitely had to stay but everything else was left to the designers. After all decisions were made, this gorgeous kitchen and living space came to life! It is bright, open and airy, just like our clients wanted. Soft White Shiloh cabinetry was installed with a contrasting Cocoa island. Honed Levantina Taj Mahal quartzite was a beautiful countertop for this space. Bedrosians Grace 4”x 12” wall tile in Panna was the backsplash throughout the kitchen. The stove wall is flanked with dark wooden shelves on either side of vent-a-hood creating a feature area to the cook area. A beautiful maple barn door with seeded baroque tempered glass inserts was installed to close off the pantry and giving them more room than a traditional door. The original wainscoting remained in the kitchen and living areas but was modified in the kitchen where the cabinets were slightly extended and painted white throughout. LED tape lighting was installed under the cabinets, LED lighting was also added to the top of the upper glass cabinets, in addition to the grow lights installed for their herbs. All of the light fixtures were updated to a timeless classic look and feel. Imbrie articulating wall sconces were installed over the kitchen window/sink and in the butler’s pantry and aged brass Hood classic globe pendants were hung over the island, really drawing your attention to the kitchen. The Alturas fixture from SeaGull Lighing now hangs in the center of the living room, where there was once an outdated ceiling fan. In the living room, the walls were painted white, while leaving the wood and stone fireplace, as requested, leaving an absolutely amazing contrast! It was a fairly small footprint and we didn’t have the budget to move anything around, meaning the sink and appliance locations needed to remain. It made the design limiting but once it was all done we absolutely loved it. Another challenge was making the small space bright. With the white upper cabinets, white tile and countertops, and recessed lighting, the whole space ended up much brighter than we expected.

The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable.
