ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Open shelves in kitchens make everyday kitchen items easy to access. The open shelves to the right of the sink even house a toaster and mixer that you actually want to see, along with cookbooks, glassware, and ceramics. Small hexagonal tile goes up the entire wall for an easy to clean surface. This is our Gin & Tonic kitchen. We added casual seating around the island to create an ideal place to relax with a drink at the end of a long day. The island doubles as a preparation area, so you can effortlessly talk about your day whilst preparing dinner. The adjacent wall has media furniture to provide more storage and a place to display your favourite things. We made it a feature wall using the beautiful Tori Teal wallpaper from Graham & Brown and the quirky Flamingo table lamp is from Graham & Green (we considered calling this the Graham kitchen, but it didn’t have quite the same ring to it). The handleless slab doors are a beautiful matte finish called Crystal, which is a neutral off-white, the perfect blank canvas for personalisation. This door style is incredibly versatile, it can be ultra modern and minimalist or more characterful by combining different colours and textures. Our Classic take on the look pairs contemporary German style with timeless British elegance. The kitchen is from Pronorm, our German kitchen supplier, but we’ve painted the walls in Oval Room Blue by Farrow & Ball to add a regal gracefulness. The wall cupboard doors are concrete, which we matched with concrete pendant lights and accessories to keep the style modern and on trend. The addition of oak for the open display units and bookcase adds character and texture to the space. The floor is Storm Oak Parquet from Karndean. The ashy grey tones are ultra modern with the authentic look and feel of a traditional parquet but without the upkeep of natural wood. The G&T kitchen is on display at our Edgbaston showroom. To truly appreciate the design and feel the quality you need to experience it first hand, so pop in when you can.

The homeowners of this Mid Century Modern home in Creve Coeur are a young Architect and his wife and their two young sons. Being avid collectors of Mid Century Modern furniture and furnishings, they purchased their Atomic Ranch home, built in the 1970s, and saw in it a perfect future vessel for their lifestyle. Nothing had been done to the home in 40 years but they saw it as a fresh palette. The walls separating the kitchen from the dining, living, and entry areas were removed. Support beams and columns were created to hold the loads. The kitchen and laundry facilities were gutted and the living areas refurbished. They saw open space with great light, just waiting to be used. As they waited for the perfect time, they continued collecting. The Architect purchased their Claritone, of which less than 50 are in circulation: two are in the Playboy Mansion, and Frank Sinatra had four. They found their Bertoia wire chairs, and Eames and Baby Eames rockers. The chandelier over the dining room was found in a Los Angeles prop studio. The dining table and benches were made from the reclaimed wood of a beam that was removed, custom designed and made by Mwanzi and Co. The flooring is white oak with a white stain. Chairs are by Kartell. The lighting pendants over the island are by Tom Dixon and were found at Centro in St. Louis. Appliances were collected as they found them on sale and were stored in the garage along with the collections, until the time was right.. Even the dog was curated...from a South Central Los Angeles Animal Shelter!
