Project Overview: The owner of this project is a financial analyst turned realtor turned landlord, and the goal was to increase rental income on one of his properties as effectively as possible. The design was developed to minimize construction costs, minimize City of Portland building compliance costs and restrictions, and to avoid a county tax assessment increase based on site improvements. The owner started with a large backyard at one of his properties, had a custom tiny home built as “personal property”, then added two ancillary sheds each under a 200SF compliance threshold to increase the habitable floor plan. Compliant navigation of laws and code ended up with an out-of-the-box design that only needed mechanical permitting and inspections by the city, but no building permits that would trigger a county value re-assessment. The owner’s final construction costs were $50k less than a standard ADU, rental income almost doubled for the property, and there was no resultant tax increase. Converted from an existing Tuff Shed garage, the Beech Haus ADU welcomes short stay guests in the heart of the bustling Williams Corridor neighborhood. Natural light dominates this self-contained unit, with windows on all sides, yet maintains privacy from the primary unit. Double pocket doors between the Living and Bedroom areas offer spatial flexibility to accommodate a variety of guests and preferences. And the open vaulted ceiling makes the space feel airy and interconnected, with a playful nod to its origin as a truss-framed garage. A play on the words Beach House, we approached this space as if it were a cottage on the coast. Durable and functional, with simplicity of form, this home away from home is cozied with curated treasures and accents. We like to personify it as a vacationer: breezy, lively, and carefree.

Nagold 2012 für haefele Die großen, bislang ungenutzten Flachdächer mitten in den Städten zu erschließen, ist der Grundgedanke, auf dem die Idee des Loftcube basiert. Der Berliner Designer Werner Aisslinger will mit leichten, mobilen Wohneinheiten diesen neuen, sonnigen Lebensraum im großen Stil eröffnen und vermarkten. Nach zweijährigen Vorarbeiten präsentierten die Planer im Jahr 2003 den Prototypen ihrer modularen Wohneinheiten auf dem Flachdach des Universal Music Gebäudes in Berlin. Der Loftcube besteht aus einem Tragwerk mit aufgesteckten Fassadenelementen und einem variablen inneren Ausbausystem. Schneller als ein ein Fertighaus ist er innerhalb von 2-3 Tagen inklusive Innenausbau komplett aufgestellt. Zudem lässt sich der Loftcube in der gleichen Zeit auch wieder abbauen und an einen anderen Ort transportieren. Der Loftcube bietet bei Innenabmessungen von 6,25 x 6,25 m etwa 39 m2 Wohnfläche. Die nächst größere Einheit bietet bei rechteckigem Grundriss eine Raumgröße von 55 m2. Ausgehend von diesen Grundmodulen können - durch Brücken miteinander verbundener Einzelelemente - ganze Wohnlandschaften errichtet werden. Je nach Anforderung kann so die Wohnfläche im Laufe der Zeit den Bedürfnissen der Nutzer immer wieder angepasst werden. For a single woman working in downtown San Francisco, we were tasked with remodeling her 500 sq.ft. Victorian garden condo. We brought in more light by enlarging most of the openings to the rear and adding a sliding glass door in the kitchen. The kitchen features custom zebrawood cabinets, CaesarStone counters, stainless steel appliances and a large, deep square sink. The bathroom features a wall-hung Duravit vanity and toilet, recessed lighting, custom, built-in medicine cabinets and geometric glass tile. Wood tones in the kitchen and bath add a note of warmth to the clean modern lines. We designed a soft blue custom desk/tv unit and white bookshelves in the living room to make the most out of the space available. A modern JØTUL fireplace stove heats the space stylishly. We replaced all of the Victorian trim throughout with clean, modern trim and organized the ducts and pipes into soffits to create as orderly look as possible with the existing conditions.

Original teak deck had to be removed and decking rebuilt. Reconstituted wood has all water and 80% of the sugars removed to increase longevity. Deck was reconfigured to follow the lines of the pond. Decking is underlit with dimmable LED lighting for night time enjoyment and safety. Pond was pre-existing, but needed extensive refurbishing. Fountain was added. Yard and artificial turf were installed to minimize water usage.
