Sometimes you seek a beautiful space where you can commune with the outdoors but still feel at home. This Sammamish client has a gorgeous backyard that needed a new deck in order to take full advantage of summer. The space, while beautiful, also required a design that would maintain privacy from nearby neighbors. This deck, complete with a privacy screen was the perfect solution for their family. We love the look that the ipe wood provided!

Place architecture:design enlarged the existing home with an inviting over-sized screened-in porch, an adjacent outdoor terrace, and a small covered porch over the door to the mudroom.
These three additions accommodated the needs of the clients’ large family and their friends, and allowed for maximum usage three-quarters of the year. A design aesthetic with traditional trim was incorporated, while keeping the sight lines minimal to achieve maximum views of the outdoors.

Retractable Screens, LLC
Project included screening the NanaWall system with a Mirage motorized screen and manual retractable door screens on all exterior doors.
Mirage motorized screen was installed by the pool area over the NanaWall system. The mesh chosen by the homeowner was a solar mesh which provides 75% UV protection and allows 25% air flow creating a perfect screening solution to block out UV rays during sunny days but still allowing plenty of airflow when the NanaWall system is fully open.
Exterior doors were screened with manual door screens which retract out of sight when not being used and simply pull across the door opening and latch into place when needed.

relaxing environment. The monochromatic scheme helps to achieve this quiet mood while the pop
of color comes solely from the surrounding trees. The hits of black help to move your eye around the room and provide a sophisticated feel. Three distinct zones were created to eat, converse

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place.
While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors.
The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides.
The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings.
A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

The footprint of the home was expanded with an addition extending from the rear wall of the kitchen. Decreasing the size of the existing pool deck allowed the remodeler to accommodate the addition and helped to improve the feel and flow of both the outdoor and indoor spaces. The metal roof on the addition was selected to provide visual interest by breaking up a vast wall of existing brick. Low-maintenance materials were chosen to provide ease of upkeep. Complementing the sunroom and screened porch, are a smaller open-air porch and pergola, which were designed to enhance the transition from the existing family room out to the pool area.
