A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

One small window, faux woodgrain cabinets and lots of doors made this closed-off Arlington kitchen feel dark and drab, the total opposite of the vibrant young family of four that lives here. To brighten and open up the small kitchen, we removed the wall separating the dining room, expanded the window above the sink and installed a French door to let even more light in from an adjoining sun room. Light now pours into the kitchen, making it feel welcoming, airy and bright. To accommodate the expanded kitchen, we removed a hulking set of built-ins from the dining room which provided two extra feet to work with. The larger footprint allowed us to relocate major appliances and provide a generous amount of storage and prep space including a food safe butcher block to the right of the range. Natural wood elements such as the chopping block, reclaimed shelves and beautiful new floors add character and warmth to the all-white kitchen.
One of the must-haves in this renovation was a farmhouse sink which is a great way to maximize function when a smaller sink base is used. We opted to take the tile backsplash all the way to the ceiling along the window wall, creating a more polished look with the added bonus of making the ceiling feel taller. The subway tiles’ subtle texture adds depth to the simple white-on-white motif and the change to a herringbone pattern behind the range adds visual interest without feeling too busy. A crisp white backdrop is perfect for adding pops of color with dishware, accessories and the family’s vintage stand mixer. The newly renovated kitchen-dining area is much better suited for this family’s active lifestyle and the updated design now complements the rest of their stylish home.

Filling a large great room is always a challenge. I used two large matching sofas and designed a large cocktail table to service both sofas. The table was made by Seth Woods.
The sofa fabric is contract grade to be child and pet friendly. The rug is polypropylene and very stain resistant as well.
The window treatments are sheer lined with sheer to filter the light and frame the window nicely.
The sofa table is a custom design. We wanted to bring a metal finish into the room and we wanted to place the 2 storage benches under it to conceal toys. The arched stretcher in the design allows for that. This was fabricated by Small Axe Forge and Daylight Cabinetry.
We used neutral tones and textures to keep the room calm and serene. The red accents were brought in to add warmth and depth.

The walls of this formal dining room have all been paneled and painted a crisp white to set off the stark gray used on the upper part of the walls, above the paneling. Ceilings are coffered and a dramatic large pendant lamp is placed centered in the paneled ceiling. A silk light grey rug sits proud under a 12' wide custom dining table. Reclaimed wood planks from Canada and an industrial steel base harden the soft lines of the room and provide a bit of whimsy. Dining benches sit on one side of the table, and four leather and nail head studded chairs flank the other side. The table comfortably sits a party of 12.

The architecture of the space is developed through the addition of ceiling beams, moldings and over-door panels. The introduction of wall sconces draw the eye around the room. The palette, soft buttery tones infused with andulsian greens, and understated furnishings submit and support the quietness of the space. The low-country elegance of the room is further expressed through the use of natural materials, textured fabrics and hand-block prints. A wool/silk area rug underscores the elegance of the room.
