Full Covid protocol was maintained during all works. I got the home commercially cleaned ready for sale - initially it was to be sold unfurnished - yet the agent did eventually have it " dressed " which got the result. Tricky timing to sell, but it all worked out - and the clients were very appreciative and easy to work with.

I did a site visit as scheduled once a week ( quality control ) etc and then helped Stephanie source new items to add and enhance the clean fresh home. Accessories and some occasional chairs - got trade discounts at a number of outlets so a very efficient and effective transformation with in 4 weeks. Only 1 week required to have them leave the home -as we had 2/3 of the floor timbers sanded and repolished. Truly delightful clients and they love the way the home feels - and were very trusting of me and my crews. A very positive work experience for all involved.

Then that wall really is a feature. We tackle all size projects and this was a very pleasant experience - lovely clients.
pool all done. I did decide on repainting all metal work including the garage doors and change lighting at the front. Inside work - I figured they could handle living with the work as they had rebuilt 3 bathrooms a year ago. What really helped this whole process was the fact that her husband Ian was semi retired and really accomplished at organising things - plus didn't get too rattled.He and I kept in touch regularly. We decided on full internal paint and freshen all outside metal and timber work too.I bought in a great team led by Brad Lin.
Di and Ian were living with this plus all floors sanded back and new carpet, so lots of inconvenience - moving furniture all the time, shifting bedrooms etc - but very little issues. There is always something - but the floor sander returned and redid a beautiful parquet floor as for some reason the finish was a bit cloudy in a few spots. No problem Simon redid it quickly. No extra charge - helps to be a regular referral. Other items included new feature lights and lovely curtains from More than Curtains ( another lovely job from them ). Then we simplified some of the accessories and it has made the place look so fresh and new. A delightful couple - every trade commented - how kind and easy going they were - and that really makes a job so much easier.

I did introduce some additional trades required - including a very good painter who made the old timber windows white and fresh.Plus re ran the Karndean flooring all the way through the whole top storey - so adds to the really spacious Hamptons feel. was obviously very much a area they loved to entertain on was in very bad repair. Jenny and Graeme had the ability to leave the home for a period of most of the works - which meant the crews could do a long day and no " set up " - " clean up " this saves so much time - time is money. The crews were excellent. - Brad Lin and all the men who not only did all the insulation and gyprock in the second storey. Completely changed the interior with a massive paint job. Required- and so much sanding - patching and numerous coats of paint for all the beams and detailed wood work. We ended up having to use outdoor paint on some of the internal beams as the years of stain kept leaching through. Despite that set back we got the desired look - I chose a very bright white Dulux 1/4 lexicon, which made this coastal home so fresh and new. The " Hamze Team - Ray and Mike of DCR Carpentry and Construction rebuilt not only the decks and privacy screen but did a lot of necessary repair. Earlier Ray had rebuilt the front entry deck - the owners saw it and said " lets make it all this beautiful " - so within 24 hours notice a large team had returned and where able to do the job in the remaining time available. The upstairs bedrooms were given fresh carpet and the remaining floors supplied and expertly fitted with Karndean Korlok from Flooringzone. A very beautiful finish to the home. Despite some adjustments and set backs that often happen in a major renovation, the couple couldn't have been more appreciative and easy to work with. A thoroughly enjoyable experience - and the results are so pleasing. Ready for overseas guests for that wedding early 2019.
A 1980's home with no real improvements since being built, all bathrooms not working well, electrical work very bad etc etc - so every wall opened provided more challenges - given both owners worked full time and had other family responsibilities - I took on a very active role.
Despite only charging for on site time. At the end of the project I was asked to help make their old home a townhouse in the west be ready and appealing for sale " Fresh face for a townhouse for sale " . It was decided instead of renting all furniture and accessories we rent the bare minimum and purchase all accessories that were used at the townhouse and will eventually go to the new home - wall art, bedding, decorative items and practical ones. Wishing them well - and so glad they moved into a very safe and welcoming area - the neighbours became very friendly and we did some work on a another home in the the crescent. We managed to salvage most of the furniture and Kath and I did sales shopping to " Dress the home " . A rotten old deck that was rebuilt - became the star and it is being marketed in Spring with that in mind. Such a delight to work with both of you and so glad we achieved the result we got. A lovely job and two wonderful customers.
There was a lot of follow up phone and text communication which meant we tackled many items.
First we needed to make clear what it was they wanted from this property.
I was originally hired for concept input - design of kitchen and colour and finishes.
However, we used my visit and subsequent interaction to also clarify how long they intended to stay in the home and in this case to establish a realistic budget.
A very affordable home that had become a rental was now in quite a neglected state.
They intend to make this their family home and in approx 5 years sell and move to a quieter street nearby. So decisions then needed to be made on the value add for later sale as well turning this into a welcoming family home - without over capitalising.
Since our initial consultation which I was very prepared for in advance - they received a jam packed portfolio of suggested providers, suppliers, trades and services.
They have carefully and methodically gathered estimates and quotes.
What was a maze of queries and confusion is now a well thought out plan with trades already changing a tired rental into something that they will be happy to call HOME.

I say to many who contact me - " Any one can renovate if the budget is an open thing -However - it is the reality for many to have a very finite budget - that is where the skill comes in, we have to be resourceful and adapt the wish list too "
Upon being contacted by Vanessa - I could tell she was experienced. organised and very informed.
She needed some clarity re design concepts - and the affordable contractors to do the work.
This next Final and very important part of the the creation of the home, is a large and quite unique kitchen - the HUB of this home. ( see project " A kitchen with many differences " )
This plus the accompanying areas including outdoor entertainer will now tie it all together.
Her and Scott ( over multiple waves of renovation ) had taken an original cottage and transformed it into the best home in the street. By adding a entire upstairs for bedrooms - complete with all new roof and external cladding, all beautifully done and very well thought out and achieved on a tight budget.
I took each introduced trade on a tour saying " guys this is what we have to reach for - perfect finish and everything has a purpose ".
Time to get the essential HUB of the home up to that standard.
The kitchen company - who I have used quite a bit, and the other tried and true trades I have introduced are really enjoying the work. We are all very excited and all will be done in time for the summer school break. Not bad seeing our first meeting was early September. Gillian
What she had failed to tell me was she was a very accomplished renovator - the back of the home had a beautiful makeover of the pool and patio. Now it was time to make the front ( street face ) as smart as the back. I did also refer and have visit a painter and general handyman builder too to help get the results.
That plus for later on - installation of stacker doors and a large servery bifold to the new patio - one of my preferred window firms have already visited. As have the Blinds company - it helps to be a regular user of these services, they jump when I call.

Carmell had a lovely home - quite large BUT a very small kitchen - so I decided the dinning area adjacent to the kitchen - would benefit from having a custom wall unit which has tripled her storage - plus the company I prefer added better shelving in the kitchen, changed some doors and also improved their walk in robes. All very affordable
but big impact on how those rooms were functioning.
We also felt the home needed a flow - was a bit disjointed so we both chose to link all the rooms with two accent paint colours - one of them she had already liked. She now can purchase accessories in those two shades and it is really ready for sale later.
What helps is having the client send Before photos in advance, so when I come for a consultation - I have a lot of ideas and that makes the 3 hour appointment so productive.
You were great to work with and I feel made very intelligent choices in improving the home for NOW but also not over capitalising for SALE in the future. Enjoy - all the best

The job had it's hiccups but she was patient and managed the mess and so on to finally get a beautiful room - we still have some things to improve it - but getting close

Before this even though she had made a "wish board " and I feel researched her home improvements really well etc she was still like many, finding it frustrating to really depict her likes/ dislikes as effectively as she wanted to.
The way we could trade pictures and then comment was liberating
- she started to have fun - and relax - then concepts are born
I call for me - Houzz a magnificent time waster - you just get lost in it all - BUT !! I love the adventure
- for the client - it is the opportunity to visualize their dream which is brilliant -
