“David spent considerable amount of time, especially at the beginning of the project reviewing plans and specifications, challenging the architect and the structural engineer on various details and driving improved details design ensuring that those could be actually built. Result of this attention to details was smooth construction process with very few issues during the construction. There were hardly any items which required rebuild or alterations.”
The Seaforth project was an architecturally designed home set in a quiet pocket of the suburb with commanding views over middle harbour and surrounding bush lands.
The client had experienced many other lifestyles and lived overseas so aspects of overseas designs and functions were put into this project.
Our client was engaged in the project, introducing a unique but successful dynamic to the planning and construction. The client, by his own choice and nature, was heavily involved in all aspects of the project from negotiating with trades, to weekend clean ups, and the final landscaping works.
This Seaforth project was referred to North Residential Constructions after initial works were halted under another building company.
Once we studied the contract documents and drawings it became apparent that the architectural, structural and hydraulic designs were inconsistent and required major amendments to incorporate what the client really wanted, and what was practically workable.
We conducted tests on site and numerous meetings were held with consultants to rectify the drawings.
Once all the documentation was in place to commence the works, the architect was no longer used during the construction process, and all correspondence was done between us and the client directly.
Our project management software provided the client with detailed reports to track costs and predict budgets, at regular intervals. Regular meetings were conducted to finalize details and select products and contractors. Our transparent form of reporting and invoicing allowed the client to make informed decisions at all times throughout the building process.
