Boondall Subvision, QLD
This project was part of a client's Game Plan that included a purchase, requiring a subdivision and construction of two new dwellings to maximise their equity and provide future options to leverage value.
We purchased the property and leased it out indefinitely, allowing the project team ample time and opportunity to undertake the designs and approvals. Once this was completed, we demolished the existing, freestanding house on the 1,102m2 of land and completed the civil works, enabling the ability to subdivide the block into two blocks (~600m2 and ~400m2)—a traditional battle-axe subdivision in this particular suburb.
We then tendered the project, engaged a builder, and, Milk Chocolate Projects, project-managed the construction through to the key handover.
Purchase price = ~$520,000
Project cost = ~$1,200,000
Post-project value = $2,000,000
