Newtown

The client's vision for this project was to create a modern family home whilst paying respect to the traditional Victorian facade.

The ground floor is open and bright with oversized timber windows and doors opening up onto a timber deck perfect for entertaining family and friends. The hero of this area is the unique sliding doors that stack open over a large fixed glass wall to provide an unrestricted opening to the deck which measures over seven metres.

Upstairs, the rear addition features a curved facade constructed of CNC machined plywood finns to suit the required radius. These are clad with FC sheeting and finished with a Sto Milano flexible rendering system. Complex in its design and detailed in its execution, it is a stunning feature of the home which is undoubtedly a talking point among family, friends and guests.

The house design utilised a timber sub floor with grey washed solid blackbutt flooring in various widths. This led to the requirement of a sub floor drainage system designed by a Hydraulic Engineer to ensure the sub floor remains free from moisture with the ground level at the back of the property being higher than the sub floor level. A combination of drainage pits, agglines, waterproofing and mechanical ventilation were installed to ensure the sub floor area was fit for purpose.

Whilst there were surprises around every corner throughout this project, including a footing system that required a re-design due to insufficient bearing pressures, the finished product is a combination of relentless hours of hard work and dedication from a myriad of consultants and tradesmen who were all working towards the same objective of delivering a high quality product for the client and their family.
