Traditional - New Build - Rural
Our client specification and briefing was for a new build homestead with sophistication. Our client’s vision was for a modern home, yet country in style, most importantly capturing the country views of their 100 acre property in Luskintyre. All living areas and bedrooms were to have uninterrupted views of the neighbouring farms as well as the centre piece - the large dam on their property.
Proctor Building Solutions worked with the client to determine exactly what project specifications they desired and assisted their client by referring them to a drafting service whom they believed would effectively interpret their vision for their new home.
The property was of brick veneer construction, slab on ground with metal zincalume roofing and rendered brickwork.
Old world design features such as the custom made front door with side panels, skylight and terrazzo door tread (constructed in one piece), which leads into the wide front entry foyer were included to emulate a sense of country style and grandeur. 10 foot high ceiling with decorative cornices grace the main living areas as well as stunning red iron bark polished timber flooring , high skirtings, and extra width architraves complete the modern yet sophisticated country look. The open living and kitchen areas flow effortlessly for modern family living with a strategically placed combustion fire sitting on terrazzo hearth to match front door tread. The home included energy efficient glazing to all windows and doors as the client did not wish to install air conditioning to the home.
Proctor Building Solutions contract included running power from the private pole at the boundary, to the house site position some 150 metres from the road. We also installed the 160,000 litre rain water tank as well as the septic system. We also completed the gravel driveway construction into the property and up to the house.
Extensive amounts of earthworks were required to ensure the house was positioned to maximise the views surrounding the property. This also included a large amount of piering around the structure to ensure solid ground was found.
The modern family home now presides over pristine surrounding country side. The build has met with the satisfaction of the owner in terms of workmanship, ability to tailor to budget, flexibility and overall professionalism.
