I was approached by my client in 2008 when she had heard that I produced Property Improvement Reports for prospective sellers. She was not in a hurry, but wanted a heads up on what should be done before she and her husband put the house on the market. I presented a thorough report giving recommendations for what improvements would add value to the property and maximise its appeal to potential buyers. To my surprise, Karen followed every single piece of advice, including replacing and widening kitchen benchtops, removing a cage like structure on the front porch, renovating the ensuite bathroom and transforming a storeroom behind the garage into a bonafide poolside guest suite.
If only I hadn't been toddler wrangling when the house was finally ready, there are so many more photographs I could have taken...
