Enchanting Elegance - Alteration and Addition

This custom designed remodel displays seamless fusion of existing and new design. The design goals were multi-faceted. The first of these goals was to consider and implement a design that paid homage to the well maintained exterior, but update and invigorate the tired interior. The second goal was to address the shortcomings of this originally standard project home, which was situated on a corner block, but lacked cohesion between the view to the western side of the home and the pool to the eastern side of the home. This lack of cohesion was further complicated by the natural fall of 9m across the block. However, designer Jayson Pate from Jayson Pate Design Pty Ltd fashioned yet another inspiring yet practicable solution to these renovation goals.
The design preserved the home’s original street appeal by ensuring the existing footprint was maintained from all street front aspects. The remodel cleverly reconfigured the existing layout, while gaining crucial under roof square meterage by reconfiguring the under-utilized soffit space.
Visitors are greeted with a contemporary feel as they enter through the front door into a freshly renovated entry. The luxurious master suite encompasses a new walk in robe, and an ensuite with stone freestanding bath, has been newly located to the right of the entry.
A light filled entry hall leads to the fresh open plan living, dining and kitchen area, with dual under roof alfresco areas to the west and the east of the main living.
The galley style kitchen is the heart of the open plan main living and is set up to entertain even the largest crowd of family and friends, boasting ample Essastone bench space, a seamless breakfast bar and state of the art Smeg appliances. Day to day kitchen clutter is now cleverly housed in the kitchen’s walk in pantry.
From the open plan dining and living room, new sliding doors lead out to a generous timber decked alfresco area with seamless transition to the existing pool through the use of frameless glass balustrading and pool fencing.
The new living area has access to the western balcony through sliding stacker doors and also provides the homeowner’s mountain views. It now incorporates a practical but visually beautiful custom kitchen servery.
The remaining existing first floor has also been remodelled to include a new main bath with walk in shower and floor to ceiling tiling.
The lower floor includes a reworked media room and laundry. The new media room provides private space for the homeowner’s family to watch movies and indulge in their favourite video games.
The result; a home that had outgrown its family, is now renewed and will continue to service their needs now and into the future.
