Built as a speculative venture the design brief was to maximise the potential of the small lot burdened by a severe restrictive height covenant. The flat roof design enabled ocean views to be achieved by raising the main ground floor level while staying below the height limit and a ‘U’ shaped plan encloses a private courtyard on the north side.
