DESIGN FEATURES
• Corner site with restrictive covenant
• The design brief called for a contemporary, predominantly single level house maximising the river views.
• Retention of the mature Liquidambar in the south west corner of the lot was considered important.
• The ground floor level was raised to enhance the river views and increase the presence of the house in the streetscape
• The pavilion roof over the master bedroom adds complexity to the overall building form and provides interest and balance to the long secondary street elevation.
• Main living areas are positioned to maximise the river views while also utilising the northern aspect
• The inclusion of a private plunge pool in the north facing courtyard provides an alternative external focus for the living areas and the master bedroom
• All west facing glazing has extended roof cover for protection from the afternoon sun in summer and prevailing weather in winter while providing covered outdoor living spaces taking advantage of the outlook to the river.
• Motorised blinds on the western elevation give further control over low angle summer sun as well as providing privacy from the street
• High level glazing in the living areas increases natural light and allows deep penetration of winter sun while creating a lightness of structure and increased height of the building from the street
• The upper floor living area has an adjacent bathroom and doubles as a guest suite for family visiting from overseas.
• Internal finishes selected to provide a contemporary edge include bamboo flooring, stainless steel balustrading, square edged manufactured stone benchtops ,high gloss finish to cabinetwork, and factory painted doors throughout.
