NEW BUILD: Contemporary & Conservative Home

The brief for this job was to create a large family home for family to return to and for guests from interstate to come and stay comfortably. They wanted to have a contemporary yet conservative home, specifically requesting landscaping for the house to sit within instead of a pool.

The back of the house has a double height living room with a mezzanine looking into the back yard and northern view. The back rooms are flooded with natural light because of the height and windows. Australian Hardwood Timber floors are used throughout the home.

Designed to get exceptional cross flow and cooling so there wouldn't be a reliance on air conditioning, this home breathes beautifully from N-S and E-W.
In the winter months, it is also easy to heat the home from the use of louvers and the positioning of the fireplace (it is placed over the void so heats the upstairs areas as well).

Upstairs is the main bedroom, en-suite, WIR, a large living area and two additional queen-size bedrooms. Downstairs houses the kitchen adjacent to a large alfresco entertaining area, a guest room with its own en-suite, a powder room and a 3 car garage.

CHALLENGES: The only challenge of this project was keeping the square metreage within budget. In the build stage we had a few challenges with "floaters" [massive granite boulders] that were too big to be removed from site, so the foundations were paired to them.

This new build was built on budget for $800,000.
