The client had a great builder ready to go, and wanted to create a new home, that looked like nothing else in the canal area. The project concepts began in 2018 and the houses build finished in 2019.

The feel for the home is a contemporary design, having a high level of comfort. Built specifically for the Yamba NSW climate. We needed to install fully ducted air conditioning throughout the home. Ultimately, we wanted to design an eco-efficient home that utilizes solar and passive heating and cooling, which was achieved.

The block gets natural north easterly breezes – key feature is how we get those features into the home and out across utilising the natural north easterly breezes using the cool body of water in the canal. The home perfectly looks over the water and where the dolphins play!

It was key to create an emotional journey to the entrance and adding privacy when opening the front door (road side). We seperately gated the front entry creating a courtyard in the front entrance area.

The home includes one main bedroom with a WIR and ensuite which has access to the outdoors. Three more bedrooms, a media room, study, living room, kitchen, laundry, bathrooms, a great outdoor entertaining space and a two and a half car garage with great storage.
