The Property: A 1920's weatherboard and Iron home with 2 bedrooms and 1 bathroom.
The Brief: Turn this into a light and bright Airbnb suitable for couples and small families.
The Budget: $50,000
The challenges: The property had lots of walls compartmentalising the house, however we also needed to keep in mind that to make it completely open plan meant losing a 3rd potential guest room. As this was to be a guest house we needed to increase its potential, and it's value but not over-capitalise for the size of the house.
Outcome: With a tweak in the floor plan we were able to open the kitchen and dining room so it felt expansive and we introduced skylights in the raked ceiling to bring in much needed light. We kept the bedrooms in their original location but ensured that 3rd Bedroom was a private living room that could easily be transformed should it be required. The bathroom was perfectly functional (although small) and really just needed a lick of paint and some elbow grease, but the exterior of the home and the laundry were big ticket items that needed the most attention.
We were able to use some of the clients furniture and other pieces including art and decor were all sourced to fit into the budget.
