Suggested builders for 2-storey home in Bayside on budget
Comments (4)Ok, so looking for a five bedroom house, with 3 or four bathrooms of approx 40 squares that complies with the requirements of Bayside council (which excludes the cheaper volume home builders boxes), and meets your requirements of being a dream home, but to be built at a budget price? Sounds like a dream home to me, but probably not in the way that you are thinking. Consider adjusting your expectations to match your budget, otherwise you will be wasting your time and money in a never-ending cycle of disappointment. The quality of a home is not measured by its size, or the number of bedrooms, but how well it is designed, and how it works on its site. Comments (2)What happened to that beautiful timber floor! Its a nice kitchen but I can't see any 'traditional charm'. It just seems to be a well built modern kitchen you could find in any modern home. It doesn't relate back to the old church. Only my opinion of course....See MoreNew Zealand house prices
Comments (11)I can't quite work out exactly what you'd do . Possibly sit on it and hope the values go up ? If you built a 'modest' $1.5mil house in front , the existing place will be worth almost nothing , as it will be the worst house in the best street , BUT without a view . So you've paid nearly $12 mil for the 'front' ( beachside ) section then built a modest house that will owe you nearly $14 mil . If you built a 'flash' place like next door ( the place next door isn't to my taste , but it does look impressive with the palms etc ) I'm guessing you won't get much change out of $6 , 8 , even $10mil , so again it will owe you $20 mil plus , which is about what the place next door would sell for , and I'm guessing it would take a while to sell . And if you did the flash house , you'd probably want to bowl over the existing place , and have an impressive yard ? Of course , you could try and bowl the existing place , and build 2 upmarket houses , but the one closest the beach is always going to be worth several million more than the 'back' place , so you are paying say $9 mil for the front section , and $3 mil for the back one -- so whether you built a $2 mil house at the back , or a $10 mil one , will anyone want them at $5mil or $13mil ? Basically , thats what you'd pay for one on the beach , not one 30 metres back behind another fl;asher place . So what about apartments / executive units ? You'd maybe fit 6 that are 2 or even 3 stories tall , but 5 will only have sea 'glimpses' , and everyone will want the closest to the beach one . The sections alone ( without costs of getting seperate title etc ) will owe you a bit over $2 mil each , so if you built $1 million or $2 million units , you'd have to sell them for $3.5 mil or $4.5 mil each , just to break even . You might get that for the beachside one , but the rest you'd struggle IMO . So yeah , they aren't making any more beach land , so in theory it will get rarer and always go up in price , but I still think you'd need huge coconuts to pay $12.25 mil for that place !...See MoreKate
