"Architect-designed houses are not accessible to all." This is a myth championed by the building industry. Alternatively, why not focus on the key benefits architects bring to a project. Here are a few for you: • Appoint an architect to your project and you’ll gain a home designed for the way you want to live.The alternative is a builder-designed home that suits what the builder is used to building. Quality builders will ask for plans and specifications to be thoroughly documented so that they can go ahead and do what they do best, which is build. Working out with the owner what you’re going to build and why is the architect’s role. • An architect manages planning approvals. This process is complex, often arbitrarily applied by many Councils, fraught with pitfalls for the novice and is ramped up every year with new hoops to jump. If you want a professional on your side who knows the territory, will go in to bat for you and will forge a way through this minefield, you need an architect. • If you’d prefer to put the works to tender to a number of builders rather than having to accept the quote of the builder you started the process with, you need an architect. • If you’d prefer to protect yourself with a proper, architect-managed ABIC contract that works equally for both parties and is legally enforceable, you need an architect. • An architect will minimise costly changes during construction as he or she will produce a proper level of drawings (expect 20 x A3 pages for a new home, rather than the 1-2 pages you’ll receive from a drafting service.). The reasons for this are that you have on paper exactly what you want to build. Without this, you are entering a contract with a builder with none of the details resolved. You wouldn’t do that if you were buying a house, so why do it when spending an equally significant amount of money? Unfortunately, some builders see this approach as an opportunity to happily accept constant changes from ‘project managing’ owners because it’s just another variation that he can charge for. The longer he is there, the better for his margins, particularly when there’s no contract to speak of. Finally, an architect is a specialist with a professional duty of care, irrespective of financial gain. In other words, they’re there to support and protect you, without benefit to themselves. No one else in the building industry can provide this.

Jason.....3 factors: 1. your requirements/goals/"brief" 2. Budget 3. Site/context........these 3 things will define the project outcome/direction one way or the other...and that outcome/direction will depend upon how these factors are negotiated, balanced and managed..........I could go on for days about all this stuff, but as start, perhaps think about developing a home from the inside out, rather than the outside in, because if you do that it generally will reflect/respond to and be better suited to and derived from you, your needs and the lifestyle you seek. You already have some reference points (land, certain styles that appeal etc)...perhaps best you reach out/speak with some design professionals about your potential home and begin to hone in on your priorities and what aligns with your goals......... Be aware that you will be predominantly EXPERIENCING your home, rather than sitting outside with a cup of tea admiring it like they do in the Colorbond TV ads......so what it looks like, really should come from what it is internally....form follows function.....also arguably some of the beautiful European architecture is not necessarily that well suited to the Australian climate & environment......a house that deeply connects to the site/context, functions & performs to a certain level and "feels" great and appropriately balanced will provide an immeasurably greater living experience on many levels, as opposed to one that may look pretty in a brochure or on instagram, but in reality is disconnected to context, arbitrarily sited and configured or misaligned in various ways the homeowner's various particular & practical needs........ Obperth2014, I would suggest standing in the middle of the block, and getting to know where the sun comes up and goes down, and where the breezes come from. Yes we can all do this with a map, but it is good to actually go to the sight with a compass and a map. In Perth we have the strong southerly winds, and westerly winds from the coast. Therefore cross ventilation from that direction is good for cooling the home down in summer. We also have a hot easterly wind in the summer, coming off the desert. This time of the year is great to stand on the block and see the winter sun direction. In my previous post I have mentioned the summit home design, "the mod" I still think this is a good design for your block, with west side covered with a large vergola or fixed system. This will then utilise the full yard from your living areas. Front living room windows can be moved to be north facing, with a smaller window on the northwest frontage. Anyway, food for thought.

TAKE YOUR TIME before you commit to plan. Don't rush and don't let others rush you. The section will talk to you and tell you what it needs - if you are prepared to take the time to look and listen to it. Where does the sun rise and set? Does the site face North, South, East or West? Where are the views? What direction do the prevailing winds come from? Are there any water courses that might cause flooding issues? What direction do you approach the site from? Are there existing trees or other natural features that need to be included and considered. What soil type are you dealing with - rocky, volcanic, boggy, clay etc. Make a list of all the things that you think will be important to know about the site itself for ever starting picking out floor plans. Once you have the answers to those questions, the type of floorplan you require will begin to automatically narrow a little, making your job a lot easier. When you have a good picture of where you feel your basic rooms might be best located, then work out a budget. Build in a contingency amount that you will not go above. THEN go and talk to an architect. I know, the idea of employing an architect sounds expensive and it can be but it can also be the best money you ever spend. Friends of ours have just built an architecturally designed home on a very modest budget and it is just the most wonderful wee house, with loads of unique features that had they gone for a standard 'off the plan' house, they would have missed out on. I'm not going to suggest the type of house you should have. You don't need to know that from me. Formulate what design types you like. Make a scrap book of colours and styles you like. When I read your letter, your thoughts seemed to me, to be all over the place. You are excited - I get that but start to control you enthusiasm and begin to narrow your focus just a little..... actually, quite a lot. I get that this is your dream home but if you don't focus, you can make it your nightmare and that would be such a shame. Start with the basic approach above. Listen to others by all means but once you know the basis of design you are going for, stick with it - and that's why I say to use an architect. A good architect will help you to focus. Best of luck.
