Not sure how a custom house build quote works...
Comments (14)Hi Deanne, When you say you are doing the kitchen, does that mean you have to do the planning (design) and specifying of it also? I would have thought Storybook supplied a home with the (kitchen) plans included? If not, your builder will be able to guide you, however here are a couple of tips... 1. Choose your appliances early AND STICK WITH THEM. Often individual appliances have specific needs outside of standard eg power requirement (over 10amps), rangehood ducting direction and type, clearances to overhead cupboards, water to fridge etc. 2. Using the appliances, work out the layout (design) of the kitchen and where you want the cooking, cleaning, fridge etc. From there you need to work out power point locations for all appliances (many people forget the microwave) plus the everyday items like phone chargers, toaster, kettle etc. 3. Go to kitchen display showrooms such as Laminex. They have completed kitchens on display where you can understand the difference between a waterfall end (benchtop style), a shaker profile door (Hampton's style cabinet front) and play around with colours and finishes. 4. Put it all together in detail and you have created a specification! Re finding a builder, I agree with the above. Get a couple of names from Storybook as you don't need beginner mistakes, and go with the builder you guys are COMFORTABLE with. Price is only part of the journey. Good luck with the build....See MoreQuotes from Painters
Comments (9)Hi painters are like any other trade, in that they quote based on how many hours of labour they are going to spend on the job and this dictates the price. We have painter's that are award winning and put a lot of prep in both before and in between coats, and everything is 3 coated. That's reflected in a higher price. We have an even more expensive one who is an absolute craftsman and the work he does is both amazing and expensive. We also have a painter that prices based on just coming in and pretty much spraying everything and minimal prep. It's a cheap and cheerful job that some people want for either budget or purpose (eg selling). As posted above, if you have a few quotes and ask questions about the prep you can make a better informed decision. cheers...See MoreConfused about timber flooring/benchtop choices...help!!!
Comments (11)If you are after a durable and stable timber floor then Spotted Gum is superior to an engineered floor. But there are many others like Turpentine, Blackbutt, Brush Box, Mahogany to name a few. Having said that the installation process for both are completely different. The longest lasting timber flooring system is Australian Hardwoods installed over Hardwood Battens. Having been in timber flooring in Sydney for over 57 years our experience with trying different products always brings us back to Australian Hardwoods. Selecting a grade of timber does not translate into colours it is merely the quality of the timber board ie in the imperfections of nature - Select Grade has less gum vein and grub marks than say Standard Grade - however if you choose a commercial named grade then you get whatever the suppliers offers in their own grading. Oh and by the way be aware that many imported products are products with Formaldehyde which is toxic. But I agree with Paul if you are after uniformity then you need to go with an engineered product, the beauty of hardwoods lies in the variation so that no two timber floors will be exactly the same. Hope this helps a little more - being a tradesman we do not necessarily base our choices on colours but rather performance of the timbers which varies from species to species....See MoreI am So Confused!
Comments (10)Hi Libby, we had three bathrooms to renovate in our previous home and I wanted to tie them all together too. We ended up using the same feature tile in all three shower bases, the same wall tile in all three, and timber accents in all three. The first bathroom was the downstairs one, and the second two were main and ensuite which were upstairs. Like Kate, hope this helps in some way. We also used grey stone on our vanities upstairs btw. :)...See MoreSue
